plus heating and electricity.
(The heating is currently running with fuel oil. The additional costs result from use.)

Ground floor, well cut, a total of 115m2 living area, 3 bedrooms + large light-flooded living room + open kitchen with bay, in which a dining table stands.
Spacious bathroom with 2 sinks, shower and bathtub.
There is also a beautiful terrace with garden, which is shared (incl. by our neighbour in the OG). car parking incl.
With your share of the shared premises, you will have a total of 52.5m2 (in room + living area).

In the UG I have set up a cozy practice room, which may be
can also be rented.
The house is located on a street on the outskirts of the village. Right behind the house begins the forest. Here you can go for a walk.

From Aßling Train Station there are 20min. train journey to Munich Ostbahnhof, and to
Chiemgau is 30-40 min. Car ride. Grafing and Ebersberg are around the corner.

I am a medical practitioner (training therapy) and art historian and have lived in Berlin for over 20 years. Three years ago I came to Bavaria and soon after that our son came into my life. That's why I'm halfway into parental life.
Before that I traveled around the world and have always enjoyed a big circle of friends. I make singing circles and sound journeys, I am interested in art, culture, spirituality, very natural.
My little one is an open and

Dein Zimmer ist 15,5m2 und kostet 600€
zzgl. Heizung und Strom.
(Die Heizung läuft aktuell mit Heizöl. Die Nebenkosten ergeben sich aus dem Gebrauch.)

Erdgeschoss, gut geschnitten, insgesamt 115m2 Wohnfläche, 3 Schlafzimmer + großes lichtdurchflutetes Wohnzimmer + offene Küche mit Erker, in dem ein Esstisch steht.
Großzügiges Bad mit 2 Waschbecken, Dusche und Badewanne.
Dazu kommt eine schöne Terrasse mit Garten, der gemeinschaftlich (inkl von unserem Nachbarn im OG) genutzt wird. Autostellplatz inkl.
Mit Deinem Anteil an den gemeinsam genutzten Räumlichkeiten, stehen Dir insgesamt 52,5m2 zur Verfügung (dein Zimmer + Wohnbereich).

Im UG habe ich mir einen gemütlichen Praxisraum eingerichtet, der ggf. ab und zu
zusätzlich angemietet werden kann.
Das Haus ist an einer Straße am Ortsrand gelegen. Direkt hinterm Haus fängt der Wald an. Hier kann man weit spazieren gehen.

Von Aßling Bahnhof sind es 20Min. Zugfahrt bis München Ostbahnhof, und ins
Chiemgau sind es 30-40 Min. Autofahrt. Grafing und Ebersberg sind um die Ecke.

Ich bin Heilpraktikerin (Traumatherapie) und Kunsthistorikerin und habe über 20 Jahre in Berlin gelebt. Vor 3 Jahren bin ich nach Bayern gekommen und bald darauf kam unser Sohn in mein Leben. Daher bin ich noch halbwegs in Elternzeit.
Davor bin ich weit um die Welt gereist und habe immer schon einen großen  Freundeskreis genossen. Ich mache Singkreise und Klangreisen, interessiere mich für Kunst, Kultur, Spiritualität, bin sehr naturverbunden.
Mein Kleiner ist ein offenes und
freundliches Kerlchen und die Hündin ist
eine feine Seele, die aus dem Tierschutz
kommt.

Wir wünschen uns jemanden über 30, evtl. auch mit Kind.
Ich stelle mir ein lebendiges Zuhause vor, wo alle auch ihre Privatsphäre haben und wir immer mal wieder zusammenkommen zum Teetrinken, Essen, Singen, miteinander austauschen etc.
