Das Zimmer ist nach Osten ausgerichtet und hat hohe Decken, liegt im dritten OG und ist in eine Seitenstraße gerichtet. Im Haus ist es sehr ruhig und daher eignet sich das Zimmer perfekt für das Home-Office sowie Studium.
Die Küche ist sehr neu und hat eine Spülmaschine, Ofen und Induktionskochfeld, und ist sehr geräumig, und eignet sich perfekt für WG-Abende, sobald es wieder für alle tangierte Menschen mit möglichst wenig Gefahr möglich ist.
Die totale Nutzfläche für das Zimmer beträgt 31 m2, da der Flur noch Schränke für persönliche Nutzgegenstände beinhaltet. Es gibt au ßerdem einen Fahrradkeller und ein Kellerabteil mit viel Platz.
Die Nebenkosten beinhalten bereits Kosten für das Internet, Strom und Rundfunkbeitragt.
Auf Wunsch kann die komplette Einrichtung des Zimmers ohne Elektronik, Hocker und Schreibtisch gegen Kompensation weiter übernommen werden. Details können wir ja dann im weiteren Gespräch klären :)

The room is directed towards the east and has high ceilings, is located on the fourth out of five floors and faces towards a non-main street. The other inhabitants of the house are absolutely quite, such that this room is a perfect fit for working from home and studying.
The kitchen has been newly installed and contains a dishwasher, an oven and an induction-based stove. Perfect fit for shared-flat parties as well.
The rent is split into two parts: Kaltmiete (basic rent), which is obligatory and includes a speculative rent increase, so you might come cheaper in the end, and the Nebenkosten (costs for electricity, water, broadcasting service [fixed], internet [fixed]), which has to be provided up front, but usually one gets a good portion of it back if you don't overdo water or electricity consumption.
You can also get the furniture shown in the picture, if you want to. The overall value amounts to about 150 Euro, but we can negotiate if you want, and you can also get the room void of any furniture.
Die Wohnung ist, obwohl ruhig gelegen, sehr gut angebunden. Direkt vor der Haustür fährt die Straßenbahnlinie 8 bis in die Dresdner Neustadt, 5 min zu Fuß weiter kann man zudem die Linie 3 und die Buslinie Nummer 61 erreichen. 10 min zu Fuß ist man zudem am Hauptbahnhof.
In der Nähe der Straßenbahnhaltestelle der Linie 3 kann man zudem im EDEKA, Netto und DM einkaufen. Am Hauptbahnhof ist zudem ein Rewe und mehrere Einkaufsmöglichkeiten zu finden. Zudem gibt es hier ein paar Gemüse-, Falafel- und Dönerläden, sowie Friseure, Konsums oder Bäcker.
Die Wohnung liegt direkt am Unicampus, die meisten Gebäude der Uni kann man somit in 5 bis 10 Minuten zu Fuß erreichen. Diese quasi perfekte Lage erleichtert den Alltag in allen Punkten sehr.

The flat itself is directed towards the back-side of the house, such that street noise is barely noticeable. Directly in front of the house you have access to tram line 8, and 5 min by foot you can also use tram line 3, as well as bus line 61. Super markets and grocery stores are quite close, as well as a bunch of kebab places.
The flat is also quite close to the campus of TU Dresden, such that you can reach all buildings within 5 - 10 min of walking. The train station is also quite close, such that you can just walk to you next long distance train fair.
Deine neuen Mitbewohner:innen werden Jonas und Louisa sein. Jonas ist 25 Jahre alt und hat gerade sein Wirtschaftsingenieursstudium abgeschlossen, und arbeitet am Fraunhofer-Institut. Louisa ist 24 und schreibt gerade ihre Doktorarbeit in der Medizin, studiert eigentlich in Riga, und absolviert hier in Dresden ihr Erasmus-Semester.
Wir haben uns als WG nie als Zweck-WG verstanden, und entsprechend verbringen wir viel Zeit miteinander. Abends kochen wir alle gerne etwas gemeinsam, schauen Tatort oder plaudern einfach über die Welt. In der WG hat aber jede:r Platz für sich, und du wirst auch viel Raum für dich selbst haben können. Louisa ist zudem oft unterwegs und Jonas verbringt manches Wochenende bei seiner Freundin.
Ich selber verlasse die WG wegen meines Umzugs nach Heidelberg Berufs wegen, und wenn ich könnte, würde ich wieder in dieser WG wohnen, da ich hier eine wirklich schöne Zeit hatte.

Your new flatmates will be Louisa, 24, a doctoral student in medicine, and Jonas, 25, who works at the Fraunhofer-Institute. Even though they are both German I would argue they still maintain a certain amount of humour nether the less. We like to spend evenings together through drinking wine or beer and often watch a movie together. Your personal boundaries will of course be respected and you will have plenty of time for yourself, too.
I for myself really liked living here, and I am pretty sure you will also come to like this shared flat experience.
Es wäre sehr gut, wenn du einen Einkommensnachweis, Schufa (request now) -Nachweis oder Bürgschaft vorzeigen kannst. Der Mietvertrag über dein WG-Zimmer wird mit der Eigentümer-Firma direkt verhandelt.
