Dear future roommates,
Your room is unfurnished (except the wall shelf above the piano you see on the photos) and measures about 10 m2. The apartment is very large, especially the approximately 27sqm-sized living room on the upper floor invites you to stay. The room has a north facing window. It is located along with kitchen, bathroom and three further bedrooms in the lower floor of a duplex apartment. On the upper floor is our beautiful light-flooded living room with a tea kitchen.

Dein Zimmer ist unmöbliert (außer dem Wandregal über dem Klavier, das du auf den Fotos siehst) und misst etwa 10 m². Die Wohnung ist aber sehr groß, vor allem das ca 27qm-große Wohnzimmer im Obergeschoss lädt zum Verweilen ein. Das Zimmer hat ein nach Norden ausgerichtetes Fenster. Es befindet sich zusammen mit Küche, Badezimmer und drei weiteren Schlafzimmern im unteren Geschoss einer Maisonette-Wohnung. Im oberen Stock befindet sich unser schönes lichtdurchflutetes Wohnzimmer mit einer Teeküche.

The WG is located in the heart of Sendlings (directly at the Stemmerhof) in close proximity to Harras and the Westpark.
Transport is excellent: The bus lines 53, 153 and 132 hold almost directly in front of the front door and in less than 10 minutes Harras has access to the U6 and various S-Bahn trains. The U3 with the stop Implerstraße can also be reached in less than 12 minutes. With the night line N43 you get home even at night.
Various shopping facilities, leisure and green facilities are nearby.
Die WG liegt im Herzen Sendlings (direkt am Stemmerhof) in unmittelbarer Nähe zum Harras und dem Westpark.
Die Verkehrsanbindung ist hervorragend: Die Buslinien 53, 153 und 132 halten fast direkt vor der Haustür und in weniger als 10 Minuten hat man am Harras Zugang zur U6 und diversen S-Bahnen. Auch die U3 mit der Haltestelle Implerstraße lässt sich in weniger als 12 Minuten erreichen. Mit der Nachtlinie N43 kommt man auch nachts noch nach Hause.
Diverse Einkaufsmöglichkeiten, Freizeit- und Grünanlagen finden sich in direkter Nähe.
We are Marian (35, Guestmanager Kunst&Kultur), Flo (28, Informatiker) and Lisa (28, Umweltingenieurin). We have a variety of hobbies and interests and spend our spare time with sports (yoga, fitness, running..), reading and social/political commitment.
Since we have different daily routines, open communication, conflict, mindfulness and a healthy level of cleanliness are important to us so that everyone feels comfortable.

Wir sind Marian (35, Guestmanager Kunst&Kultur), Flo (28, Informatiker) und Lisa (28, Umweltingenieurin). Wir haben vielfältige Hobbies und Interessen und verbringen unsere Freizeit u.a. mit Sport (Yoga, Fitness, Laufen..), Lesen und sozialem/politischem Engagement.
Da wir teils verschiedene Tagesrythmen haben, sind uns eine offene Kommunikation, Konfliktfähigkeit, Achtsamkeit und ein gesundes Maß an Sauberkeit wichtig, damit sich alle wohlfühlen.

Wir sammeln zunächst alle Bewerbungen und laden dich dann Mitte Mai zu einem kurzen Videocall ein. Wenn wir das Gefühl haben, dass es passen könnte, freuen wir uns darauf, dich etwa eine Woche später persönlich bei einer Besichtigung kennenzulernen.

The deposit is 900 € per roommate.
The apartment also includes a garage parking space (duplex), which you could take over completely, as none of us have a car.
Heating is a floor heating system which is centrally regulated.
The landlords will require a Schufa (request now) return before the entry, as well as a copy of the last three wage bills or alternatively a guarantee over the entire rental of the WG (if a regular income is not given). This regulation is based on the fact that the WG is under a Community contract.
Die Kaution beträgt pro Mitbewohner*in 900 €.
Zur Wohnung gehört auch ein Tiefgaragenstellplatz (Duplex), den du voll übernehmen könntest, da von uns keiner ein Auto hat.
Bei der Heizung handelt es sich um eine Fußbodenheizung, die zentral geregelt wird.
Die Vermieter werden vor dem Einzug eine Schufa-Auskunft verlangen, sowie bei Berufstätigkeit eine Kopie der letzten drei Lohnabrechnungen oder alternativ eine Bürgschaft über die gesamte Miete der WG (wenn ein regelmäßiges Einkommen nicht gegeben ist). Diese Regelung ergibt sich aus der Tatsache, dass die WG unter einem Gemeinschaftsvertrag läuft.
