Die Lage ist sehr gut angebunden. Die Straßenbahn ist in ca. 2 Minuten zu Fuß erreichbar (Haltestelle Trierer Straße), eine Bushaltestelle in etwa 4 Minuten. Der Hauptbahnhof ist nur ca. 8 Minuten entfernt.
In unmittelbarer Nähe befinden sich zahlreiche Einkaufsmöglichkeiten und Freizeitangebote: Ein Netto-Supermarkt ist in etwa 4–5 Minuten zu Fuß erreichbar. In der Nähe des Hauptbahnhofs liegt die Europa-Galerie mit vielen Geschäften. Außerdem befindet sich das Kino (Cinestar) nur ca. 2 Minuten entfernt.
Die Wohnung liegt nahe der Trierer Straße und bietet eine ruhige, aber gleichzeitig zentrale Lage.

The apartment has excellent connectivity. A tram stop is just 2 minutes away (Trierer Straße stop), and a bus stop is about 4 minutes on foot. The central railway station (Hbf) is only around 8 minutes away.
There are plenty of shopping and leisure options nearby: a Netto supermarket is about a 4–5 minute walk away. Close to the main station is the Europa-Galerie, which offers many shops. A cinema (Cinestar) is also just about 2 minutes away.
The apartment is located near Trierer Straße in a quiet yet central area.

In der WG wohnt aktuell ein Mitbewohner, der seinen Master in Mathematik und Informatik macht. Die WG ist eher eine Zweck-WG, das heißt ein respektvolles und ruhiges Zusammenleben steht im Vordergrund. Die Kommunikation erfolgt hauptsächlich auf Englisch, zusätzlich werden Hindi und Bengali gesprochen. Gesucht wird idealerweise ein Student, der ordentlich ist und gut in eine ruhige WG passt.

Currently, one flatmate is living in the apartment who is pursuing a Master’s degree in Mathematics and Computer Science. The WG is more of a practical/shared-living setup, meaning a respectful and calm environment is preferred. Communication is mainly in English, with Hindi and Bengali also spoken. Ideally, we are looking for a student who is tidy and fits well into a quiet living setup.

Die Wohnung verfügt über eine moderne Einbauküche mit Kochfeld, Spüle, Stauraum und einer Mikrowelle sowie einen kleinen Essbereich. Das Badezimmer ist ebenfalls neu und modern mit Dusche ausgestattet.
Die Warmmiete beträgt 490€ pro Person (inkl. Nebenkosten). Hinzu kommen Stromkosten von ca. 20€ monatlich sowie der Rundfunkbeitrag (~9€ pro Person). Internet kann selbst organisiert oder mit dem Mitbewohner geteilt werden (Modem bereits vorhanden, keine zusätzlichen Anschaffungskosten).
Es gibt keine weiteren versteckten Kosten. Parkmöglichkeiten sind direkt am Gebäude vorhanden (nicht fest zugewiesen). Ein Fahrradabstellraum ist ebenfalls im Gebäude vorhanden. Einzug ist ab Mai/Juni möglich (flexibel). Die finale Zusage erfolgt über den Vermieter.

The rent is 490€ per person (including utilities). Additional costs include electricity (~20€/month) and the broadcasting fee (~9€ per person). Internet can be arranged individually or shared with the flatmate (a modem is already available, so no setup cost is required).
There are no other hidden costs. Parking is available directly outside the building (not assigned). There is also a bicycle storage room in the building. Move-in is possible from May/June (flexible). Final approval is subject to landlord confirmation.
