Dear potential flatmate,
Please read the following criteria carefully as I will only be able to answer requests from inquirers that meet them:
- dog loving (or tolerant at least)
- female (as the dog definitely doesn't tolerate males as roommates)
- able to pay the requested rent (which is already reduced)
- willing to do your 50% share of the household chores

Now a few words about what I'm actually offering:
- 25sqm room in a 100sqm flat, partly furnished (as can be seen on the picture). I could empty it or borrow a bed couch from a neighbour for you to sleep on, just as you prefer.
- move in date is negotiable, move out date is not as I will move to a smaller flat on Nov 26 and already have new tenants for this one who will move in the same day.
- due to the upcoming move, the flat is in an "in between state", which means there are already boxes standing around in the living room (a room which you are free to use if you don't mind the boxes), the kitchen is only equipped with basic furniture etc. upside: there's a lot of space and it's easy to keep clean! :-)
- i have a small rescue dog called "Birka" who lives here with me. she's the sweetest girl, but also a bit insecure and she really has some anxiety problems when it comes to men living with us. and yes, we really tried everything to make her feel more comfortable about a male roommate, but it's been fruitless so far. that's why this ad is aimed at females only.
- if you happen to have an easy-going dog yourself, i think Birka would even appreciate to have a companion around; dog-tolerant cats are also ok, she just ignores them.
the flat is located at Grafestr./Urbanstr. junction with your room going out to Urbanstr., which is noisy with the windows open, but totally ok when they're closed. the view from your room and the living room is pretty nice, as is the area itself. as you might know or have heard, Grafekiez is one of Berlin's most popular housing areas. the kiez provides everything you could ask for and more, just take a closer look at Google Maps if you're interested in all the recreational areas, shops, bars, restaurants etc.around here. U-Bahn stations Hermannplatz, Schönleinstr., Kottbusser Tor und Südstern (U8/U7) are all in short walking distance. the M41 bus to Hauptbahnhof through Hallesches Tor and Potsdamer Platz departs 15metres from our front door.
i'm a 35 year old female working full time as a project manager in the cultural sector. i'm not saying my party days are over, but yeah, they're pretty much over. ;-) so when i come home from a long working day and after having survived the traffic, i'm afraid i'm not really chatty anymore most of the days, especially since i oftentimes do have to continue to work on projects in the evening. in general, i'd describe me as an open minded and socially engaging person, and i love to have good kitchen table conversations. it's just not very realistic that we will get to spend much quality time together during the one month of your stay, so i want yo to be prepared for that.
the rent for this room used to be 550€ warm rent and my former roommate paid for the internet, while I covered other utilities. since the flat is now in the before mentioned in-between-status, i reduced the rent accordingly, but cannot reduce it further as i still have to pay the full rent for the flat to the landlord of course.
if you are interested in visiting the room, please write me an email with some background info about yourself. i will only be able to answer in the evenings and will invite not more than three applicants. visits will be possible on Saturday, Oct. 20., or, if you absolutely cannot make it on this date, on one of the preceding evenings.
