Room to rent out 01.05-31.10.26 - possibly longterm after

About the room:
 It’s one room in a 3-room apartment (74 m2 in total), and you’d be living with me. The room faces east, so you get nice morning light, and it’s around 20 m2. The room would be unfurnished (empty, not like in the pics) from the 01.05, at first for 6 months and most probably after for longterm and with subrent contract. The deposit would be 1.200€ . My current flatmate is most probably moving to live by herself for good, tho I would keep a test phase of 6 months, as it’s always good to get to know each other. 
The living room is the biggest space in the flat and shared.

About the flat: 
It’s a very quiet back house apartment, no street noise, with lovely neighbours, a nice living room, and a bathtub.
Cleanliness is very important to me, and we keep a rather high standard, with a simple weekly cleaning rotation and a full-flat clean around Friday/Saturday, so everything is nice and tidy by Sunday and stays consistently comfortable. So ideally, you also enjoy keeping things clean :)

Rent & basics: 
The rent is 630 € all in, paid via bank transfer on the 30th of the previous month.
The deposit is 1.200 €, and should be paid before, the room is reserved the moment deposit is paid.
Proof of a Haftpflichtversicherung is required together with the deposit (very standard in Germany, around 4 €/month).
If you move out earlier than agreed, the deposit would be kept to avoid last-minute re-letting.

Viewings: 
Next Saturday 04.04 and Sunday 05.04 before 12am

Overall vibe:
 The flat is cosy, calm, and tidy, definitely more a place to land and relax than a party flat, no afters at home :)
Having a partner over is totally fine, but in general I’m not looking to live with a couple, just to be transparent.

About me:
 I'm 29, and I’ve been living in Berlin since 2018 , originally from the south of Germany. I’m quite settled here. I work as a curator and landscape architect (full-time), Monday to Friday in the office, so I’m mostly around in the mornings, evenings, and on weekends. During the day, you often have the flat to yourself ;).
I enjoy a wide range of music, cinema, culture, dancing ballet, running, and seeing friends, but the flat itself is more a calm place to come home to and recharge than a social hub. A nice, easy in-between with good vibes at home is important to me. During the week I usually keep things quite calm and functional, while on weekends I’m often out meeting friends, maybe that fits your rhythm as well :)

Guests:
In general, I rarely have guests at home, as I really value the flat as a calm and restful space.
Having someone over occasionally (like for dinner or a visit) is totally fine, we just briefly check in beforehand. Longer stays are also okay once in a while, but overall it shouldn’t turn into a very guest-heavy flat. If you like a relaxed, cosy home to recharge with some good
music, you’ll feel right here :)
