Die Wohnung befindet sich gegenüber der Universität der Bundeswehr.
Durch die gute Verkehrsanbindung (Bushaltestelle in 3 Minuten Entfernung (fährt zu U1 Wandsbek Markt) gelangt man in 10 min nach Wandsbekquarre und fährt sowohl in der Woche als auch am Wochenende regelmäßig 24h durchgehend.

Über die A24 bzw. den Autobahnanschluss zur A1 ist man in alle Richtungen schnell unterwegs.

Für den täglichen Einkauf sit ein NETTO Großladen in 200 m Entfernung, der auch samstags bis 22.00 Uhr auf hat.

The apartment is located opposite the University of the Bundeswehr.
Due to the good traffic connection (bus stop in 2 minutes distance (drives to U1 Wandsbek Markt) one arrives in 10 min after Wandsbekquarre.
Via the A24 or the motorway connection to the A1, you can travel quickly in all directions.

For daily shopping, a NETTO large supermarket is 200 meters away.

Das eine Zimmer ist etwa 24m² groß und das zweite ca. 15m². Bei dem größeren befindet sich auch die Tür zum gemeinsam genutzten Balkon, der zwar zur Hauptstraße rausgeht, aber trotzdem schön grün ist und genügend Platz für zwei Gartenstühle und einen kleinen Tisch bietet.
Die Wohnung hat eine gemütliche und voll ausgestattete Küche, wo sich so manche Abende mit einem Glas Wein, Eis, Kuchen oder anderen leckeren Dingen verbringen lassen. Wie man auf den Bildern sieht, gibt es im Bad ein Fenster und eine Badewanne mit Duschvorhang. In den drei Zimmern liegt Parkettboden mit Teppich, in der Küche und im Bad sind es weiße Fliesen, wasdazu führt, dass ein wöchentlicher Putzplan sehr wichtig ist ;) :D.

Living together

The one room is about 24m ² and the second about 15m ². The larger is also the door to the shared balcony, which goes out to the main street, but is still green and has enough space for two garden chairs and a small table.

The apartment has a cozy and fully equipped kitchen, where you can spend some evenings with a glass of wine, ice cream, cake or other delicious things. As you can see in the pictures, the bathroom has a window and a bathtub with shower curtain. In the three rooms is parquet floor with carpet, in the kitchen and in the bathroom, there are white tiles, which means that a weekly cleaning plan is very important;): D.


 

Mietdauer:
Die Studenten oder Berufspendler mit mindestens 1 Jahr Mietabsicht haben Vorrang.

Wasser, Heizung, Strom, Kabel TV und Internet sind schon in Nebenkosten enthalten und werden jährlich nachträglich pro Person und Dauer abgerechnet.
Die Kaution beträgt 3 Nettokaltmieten oder entfällt bei sehr kurzfristiger Dauer.

Ein ausgefüllter Selbstauskunft-Fragebogen wird von Interessenten in Falle der Vermietung erwartet.
Studenten sind gerne gesehen und sollen über Mittel für Kaution verfügen und entweder einen Einkommensnachweis oder Bürgschaft der Eltern (incl. Gehaltsnachweis der Eltern) vorweisen.

Das Rauchen in der Wohnung ist strengstens untersagt (Rauchmelder sind in allen Zimmern vorhanden) – also das

Rauchen muss draußen stattfinden - dies wird vertraglich festgelegt.

Eine Besichtigung ist nach Absprache kurzfristig möglich.

Renting Conditions

Water, heating, electricity, cable TV and Internet are already included in additional costs and will be charged proportionally per person and duration of stay based on the actual consumption.

The deposit is 3 net rents for longer stay, for short term this is not relevant.

A completed self-assessment questionnaire is expected by interested parties in the event of letting.
Students are welcomed and proof of financing would be required.


A visit is possible by appointment at short notice.

Smoking in the apartment is strictly prohibited (smoke detectors are available in all rooms) - so smoking must be outside - this will be set in the rental contract.
