3 room flat in Neuhausen with huge kitchen and balcony

i´m writing in English, so everyone understands, but I´m German so you dont necesarrily need to answer me in English :-)

I will sublet my 3 room flat in Neuhausen for a couple of years. I ve been living in another city for almost 7 years and I have no plans to come back to munich, but u never know. This is why I wanna keep the flat and sublet it meanwhile. If I decide in ten years that I will never come back to munich, I will cancel the contract with my landlord and u have no chance to get the flat, Im sure. Just that u know already. So the flat is perfect for someone who is NOT planning to stay in munich for the rest of his life.
You will get a proper contract with a 3 months cancellation period for both of us. The flat has two big rooms (19 and 19,5 qm) and one small room. The kitchen is huge and has a big balcony, the bathroom is small without bathtube. The U Bahn Station Rotkreuzplatz is really close, 5 min, and to the S Bahn station Donnersbergerbrücke you walk 7 minutes.
The rent u pay is just the rent. You have to make your onw contract for gas and electricity and gez, phone/internet. I used to pay about 100 Euros per month for gas and electricity there. As I wont live there Im not gonna make any contract by myself.
What is important to me: You can get registered in the flat but noone else can, so I want u to rent the 2 rooms by yourself as officially Im only allowed to have one subtenant and I dont wanna get into troubles with my landlord. Dogs and cats are not allowed.
At the moment they have to renew the floor in the kitchen as there was some water damage underneath. The landlord says it should be fixed by june 20 but Im not sure about that, could be a fews days later, but apart rom that the flat is already free and empty (not like on the pictures).

Ich suche eine Einzelperson (nicht mehrere), die meine 3-Zimmer –Whg alleine anmieten kann. Wir leben bereits seit vielen Jahren in einer anderen Stadt, ich möchte die Wohnung aber nicht aufgeben. 79 qm, 2 große Zi, ein kleines Zi, große Wohnküche mit Balkon, kleines Bad nur mit Dusche, Parkett, Altbau, 2. Stock, ruhig gelegen, nähe Donnersberger Str/Rotkreuzplatz/Donnersberger Brücke in Neuhausen. Es gibt keine Möglichkeit, die Wohnung irgendwann als Hauptmieter zu übernehmen, das ist wichtig zu wissen. Wir suchen dennoch jemanden, der schon vorhat, ein paar Jährchen zu bleiben. Wenn nichts unvorhergesehenes passiert, haben wir nämlich nicht vor, nach München zurückzukehren. Wichtig: In der Küche war ein Wasserschaden daer wird gerade ein neuer Boden reingelegt. Aber nur in der Küche, das PArkett in den 3 Zimmern bleibt. Die Wohnung soll am Mi, 20.6. fertig repariert sein, könnte sich evtl aber noch um einige Tage schieben. Ab dann ist die Wohnung einzugsbereit, sie ist auch bereits leergeräumt, nicht noch voller Möbel wie auf den Bildern. Freue mich über eure Zuschriften. Liebe Grüße K
