Renting a spacious room in a beautiful 2 people WG because I am moving out. It is a Dachgeschoss flat, so the room is full of light and air, the kitchen also has a super high ceiling, filled with fresh air from the inner garden.
In your room you will have two sub rooms: you have the main room on the first floor, a larger one, where there is enough space for a work area, relaxation, and even dining area; and a smaller room on the second floor with bed and a coffee table. The separation between the sub-room creates a feeling that you live in a separate flat. I liked it a lot this way.
The room is super cozy and magical due to the ceiling windows. There are many options to decorate it to any taste. The previous tenant had it very minimalistic, I on the other hand, put a lot of stuff in. What would you do? :)
There is a tone of storage space, in a huge wardrobe and under the stairs. There are two more shared closets in the hallway of the flat.
The room is super quiet, you never hear the neighbours.
And the Wifi is super fast! It is the best wifi I found in Vienna.

Vermiete ein geräumiges Zimmer in einer schönen 2 Personen WG, weil ich ausziehe. Es ist eine Dachgeschoss-Wohnung, so dass der Raum voller Licht und Luft ist, die Küche hat auch eine super hohe Decke, mit frischer Luft aus dem Innengarten gefüllt.
In Ihrem Zimmer haben Sie zwei Unterzimmer: Sie haben das Hauptzimmer im ersten Stock, ein größeres, wo es genug Platz für einen Arbeitsbereich, Entspannung und sogar einen Essbereich gibt; und ein kleineres Zimmer im zweiten Stock mit Bett und einem Couchtisch. Durch die Trennung zwischen den einzelnen Zimmern hat man das Gefühl, in einer separaten Wohnung zu leben. So hat es mir sehr gut gefallen.
Das Zimmer ist super gemütlich und durch die großen Fenster an der Decke magisch. Es gibt viele Möglichkeiten, ihn nach eigenem Geschmack zu dekorieren. Die Vormieterin hatte es sehr minimalistisch eingerichtet, ich hingegen habe sehr viel hineingepackt. Was würden Sie tun? :)
Es gibt jede Menge Stauraum, in einem großen Kleiderschrank und unter der Treppe. Es gibt noch zwei weitere Gemeinschaftsschränke im Flur der Wohnung.
Das Zimmer ist super ruhig, man hört die Nachbarn nicht.
Und das Wifi ist super schnell! Es ist das beste Wifi, das ich in Wien gefunden habe.
The flat has an amazing location, close to both U6 (10 minutes walking) and U3 (6 minutes walking), close to trams and busses. You can be in the city center in 20 minutes by transport or by bike.
There are several shops right around the corner (Etsan, Billa, Spar) 1-2 minutes walking + DM and Hofer 7 minutes walking. Lugnar city is 7 minutes walking, so you have all the shops nearby. There is also post office, cinema, a huge library and so on 10 minutes away.
There is a SCHMELZ sports center nearby as well as several gyms. A lot of green spaces for running and walking.
It is also really quiet here, you can sleep with windows open, no noise.

Die Wohnung hat eine erstaunliche Lage, in der Nähe der U6 (10 Minuten zu Fuß) und U3 (6 Minuten zu Fuß), in der Nähe von Straßenbahnen und Bussen. Sie können im Stadtzentrum in 20 Minuten mit dem Transport oder mit dem Fahrrad sein.
Es gibt mehrere Geschäfte gleich um die Ecke (Etsan, Billa, Spar) 1-2 Minuten zu Fuß + DM und Hofer 7 Minuten zu Fuß. Lugnar Stadt ist 7 Minuten zu Fuß, so haben Sie alle Geschäfte in der Nähe. Es gibt auch Post, Kino, eine große Bibliothek und so weiter 10 Minuten entfernt.
Es gibt ein SCHMELZ Sportzentrum in der Nähe sowie mehrere Fitnessstudios. Es gibt viele Grünflächen zum Laufen und Spazierengehen.
Es ist auch sehr ruhig hier, man kann mit offenen Fenstern schlafen, kein Lärm.
The WG life is very relaxed, the flatmate is super chill, polite, and respectful. He likes films and football, studies and works part time. He doesn't cook, so the kitchen is all yours.

Das WG-Leben ist sehr entspannt, der Mitbewohner ist super chillig, höflich und respektvoll. Er mag Filme und Fußball, studiert und arbeitet halbtags. Er kocht nicht, also gehört die Küche ganz dir.
Move in is possible from the first of April or from the middle of April, we can discuss. The contract is unlimited. Live here as long as you want, move out anytime with 3 months notice.
There is an inner garden, where you can keep your bike or drink a coffee, and a cellar compartment.
The lift goes to the 3 floor and then you need to walk one more floor.
Ablösevereinbarung
You might want to take over the bed, in perfect condition (take it for 280, the new in IKEA costs 349 euros) and the wardrobe (take it for 250, the new in IKEA costs 329 euros). It is optional, but I would highly advise you to keep them, because it was quite difficult to get them in the flat. If you want to keep some other things, we can discuss, but I plan to take everything with me.
PLEASE only write me if you have proofs of financing (your own salary, scholarship, family financing etc). This flat is operated by a company, they will not let you in without a document check. But once you are in, they really don't care at all what you do here.

Der Einzug ist ab dem ersten April oder ab Mitte April möglich. Der Vertrag ist unbefristet. Du kannst so lange hier wohnen, wie du willst und mit 3 Monaten Kündigungsfrist ausziehen.
Es gibt einen Innengarten, wo Sie Ihr Fahrrad abstellen oder einen Kaffee trinken können, und ein Kellerabteil.
Der Aufzug fährt bis in den 3. Stock und dann muss man noch ein Stockwerk weiter laufen.
Ablösevereinbarung
Vielleicht möchten Sie das Bett, in perfektem Zustand (nehmen Sie es für 280, die neue in IKEA kostet 349 Euro) und den Kleiderschrank (nehmen Sie es für 250, die neue in IKEA kostet 329 Euro) zu übernehmen. Es ist optional, aber ich würde Ihnen dringend raten, sie zu behalten, weil es ziemlich schwierig war, sie in der Wohnung zu bekommen. Wenn Sie einige andere Dinge behalten wollen, können wir diskutieren, aber ich plane, alles mit mir zu nehmen.
