Zentrale Wohnung in Aachen zur Untermiete

Die Lage ist wirklich hervorragend!
Die nächste Bushaltestelle ist 3 Minuten zu Fuß entfernt und auch zum Bushof (zentraler Bus-Knotenpunkt) sind es nur fünf Minuten. Den Hauptbahnhof sowie den Westbahnhof kann man beide in ungefähr 20 Minuten erreichen oder schneller mit dem Bus. Außerdem ist man direkt in der Innenstadt, zum Beispiel am Markt oder der Einkaufsstraße Großkölnstraße. Die bei Studierenden sehr beliebte Pontstraße, mit vielen Restaurants und Kneipen kann man auch in weniger als 10 Minuten erreichen. Im schönen Stadtpark ist man in 7 Minuten und auch der Lousberg, der zum spazieren und den Ausblick genießen einlädt, ist nicht sehr weit. Man ist also direkt im Grünen.

Einkaufsgeleiteten:
Der nächste Supermarkt (Rewe) ist zu Fuß sieben Minuten entfernt. Auf der Straße gibt es auch zwei Gemüse-Läden und verschiedene Restaurants und um die Ecke sind ein kleiner Kiosk, der auch abends lange auf hat, und ein Bäcker.

Uni:
Die wichtigsten Rwth-Gebäude sind auch zu Fuß erreichbar. Zum Hauptgebäude sind es z.B. 12 Minuten und zum Audimax oder CARL-Hörsaalgebäude ungefähr 15. Die Mensa ist ebenfalls in ca. 12 Minuten erreichbar :-). Zum etwas entfernten Campus Melaten fahren alle paar Minuten Busse von der nächstgelegenen Bushaltestelle ab.

The location is really amazing!
The next busstop is only 3 minutes away (by foot) and the "Bushof" (central bus stop with many lines) is also reachable in 5 minutes. The next train stations are Westbahnhof and Hauptbahnhof, which are both about 20 minutes away - or you can take the bus to be faster. The city centre and the Pontstraße (popular among students with many restaurants and bars) are less than ten minutes away. The next park is "Stadtpark", which you can reach in 7 minutes, and the Lousberg hill, where you can enjoy a nice view over the city is also not far.

Grocery stores:
To the next supermarket (Rewe) it is seven minutes. In the street, where the apartment is located, there are also two small stores selling vegetables and fruits and some restaurants. There is also a bakery right around the corner.

University:
The main buildings of Rwth university can all be reached easily by foot. To the main building it is 12 minutes, and to Audimax and Carl (where most lecture halls are) 15. To the canteen (Mensa Academica) it is also 12 minutes. If you have lectures in Melaten which is located a bit outside the city, you can take a bus, which comes fairly often.

445€ sind hier als Kaltmiete angegeben, beinhalten aber schon Betriebskosten wie die Treppenhausreinigung und außerdem die Heizkosten und Kosten für Wasser, die pauschal berechnet werden (d.h. sie werden nicht nach Verbrauch abgerechnet)
In den Nebenkosten stecken:
- 45€ Strom (Abschlag, wird nach Verbrauch abgerechnet)
- 35€ Internet

Die Kaution beträgt 500€. Außerdem wird die Wohnung nur an Nichtraucher und nur an Einzelpersonen vermietet.

Wichtig: eine Online-Besichtigung ist möglich (und wäre mir auch lieber, weil ich zur Zeit selten in Aachen bin), die Vermieterin möchte aber, dass du vor Einzug auch einmal persönlich zu Besichtigung vorbei kommst.

The price is calculated as follows:
445€ is listed as net cold rent, but actually already includes the cost for heating and water. This cost is fixed and will not be calculated according to how much you actually use.
The other costs include:
- 45€ electricity (but this will be billed according to consumption)
- 35€ internet

The deposit is 500€. The apartment is only for non-smokers. The apartment will only be rented to one person.

Important: it is possible to do an online viewing (and I would actually prefer this, because I am not in Aachen that often). But the landlady wants to meet you personally before you move in, so it is necessary for you to come to Aachen in person at least once.
