As this is a sublease (I am not there enough to retain property) I would like someone consider if longer than 3, to just consider taking over lease.

Furnishings can be renters choice from IKEA and I will place all in preparation. The cost of furnishings it would increase the rent the receipt value over duration of months leased. Currently, this is empty unfurnished newly completely renovated apartment. The windows and doors are high efficiency, balconies have new stores (roll out awning), new typical Swiss window blinds that will make brightest day complete dark. 2 large balconies and terrace are nice for entertaining and facing morning and afternoon sun perfectly.
