we are looking for a new tenant for our beautiful flat.
The flat is located in the attic of a renovated old building and has very spacious, light-flooded and modern rooms + custom kitchen (included in the rent) and bathroom as well as loggia/balcony (10 sqm).
The furnishings and fittings are of high quality and include underfloor heating, electric shutters in the bedroom and living room, walk-in shower with rain shower, dishwasher, washing machine and integrated ceiling spots in the kitchen and bathroom.
Die Wohnung befindet sich im beliebten Stephankiez.
In der Nähe finden sich alle Dinge die man zum Leben braucht. Super praktisch ist das schöne Schulthaus Quartier mit vielen Einkaufsmöglichkeiten und Fitnessstudio und mein absolutes Highlight die Arminius-Markthalle sowie die Domberger Bäckerei.
Die Spree ist ebenfalls schnell zu Fuß erreichbar.
Die Lage ist sehr zentral und sehr gut an das ÖPNV-Netz angeschlossen, sodass man insbesondere sehr schnell (20min) in Mitte und im Prenzlauer Berg (Schönhauser Allee) ist. Zum Ku‘Damm (Charlottenburg) oder nach Wedding sind es 15min.

The flat is located in the popular Stephankiez.
All the things you need to live can be found nearby. The beautiful Schulthaus neighbourhood with its many shopping opportunities and gym is super convenient, and my absolute highlight is the Arminius market hall and the Domberger bakery.
The Spree River is also within walking distance.
The location is very central and very well connected to the public transport network, so you can get to Mitte and Prenzlauer Berg (Schönhauser Allee) very quickly (20min) in particular. Ku'Damm (Charlottenburg) or Wedding are 15-20 minutes away.
Wir planen einen Umzug zu Anfang Oktober - bzgl. des genauen Auszug/ Einzugsdatum für die neuen Mieter stimmen wir uns am Besten ab. Der Umzug sollte jedoch spätestens zu Mitte Oktober erfolgen.
Die aktuelle Gesamtmiete beträgt ca. 1.570€ warm.
Gegen eine Abstandszahlung würden wir gerne einige Einrichtungsgegenstände in der Wohnung lassen.
Die Höhe der Abstandszahlung richtet sich nach der Anzahl der abgenommen Einrichtungsgegenstände.
Die Details können wir gerne Vorab oder bei der Wohnungsbesichtigung besprechen.
Folgende Unterlagen benötigen wir von dir/euch um diese an den Vermieter weitergeben zu können:
- Einkommensnachweise der letzten 3 Monate
- Kopie des Personalausweises
- Schufa (solicitar ahora) Auszug
- Mietschuldenfreiheitsbestätigung

We are planning to move at the beginning of October - it is best to agree on the exact move-out/move-in date for the new tenants. However, the move should take place by mid-October at the latest.
In return for a compensation payment, we would like to leave some furnishings in the flat. The amount of the compensation payment depends on the number of furnishings. We can discuss the details in advance or during the viewing of the flat.
The current total rent is approx. 1,570€ warm.
We need the following documents from you in order to pass them on to the landlord:
- Proof of income for the last 3 months
- Copy of your identity card
- Schufa (solicitar ahora) statement
- Certificate of rent paid
