The spacious 3-room apartment is located on the top floor of a multi-family building with an elevator. It shines with bright light and a friendly atmosphere throughout the year.
There are 3 rooms (living room, bedroom, and guest room), kitchen, bathroom, and a sunny balcony. Additionally, the apartment is fully furnished, including an equipped kitchen (washing machine, dishwasher, refrigerator). Electricity and internet are included.
The monthly flat rate rent includes all costs:
Base rent: €834
Operating and heating costs: €367
Electricity (green energy): €48
High-speed internet: €33
Public broadcasting fees (GEZ): €18
Die Wohnung ist toll gelegen in Schöneberg - mitten in der “Roten Insel” und in unmittelbarer Nähe des schönen Akazienkiez. Fußläufig zu erreichen sind S1 Julius-Leber-Brücke, Ringbahn Schöneberg, U7 Kleistpark sowie zahlreiche Busse (M48, M85,106, 204, 187).
Direkt nebenan gibt es Rewe, Edeka, Aldi, DM, Apotheken etc. und einen der besten Kebab-Läden in Berlin :). Parallel liegen die Hauptstraße und der Akazienkiez mit vielen Restaurants, Cafés und Shops. Trotz der zentralen Lage ist die Wohnung relativ ruhig.

The apartment is excellently situated in Schöneberg - right in the "Rote Insel" and in close proximity to the beautiful Akazienkiez. Within walking distance are S1 Julius-Leber-Brücke, Schöneberg Ringbahn, U7 Kleistpark, as well as numerous buses (M48, M85,106, 204, 187).
Next door, there are Rewe, Edeka, Aldi, DM, pharmacies, etc., and one of the best kebab shops in Berlin :). Parallel to these are Hauptstraße and Akazienkiez with many restaurants, cafes, and shops. Despite the central location, the apartment is relatively quiet.
Gästezimmer-Nutzung:
Ich ziehe in eine andere Stadt und vermiete daher meine 3-Zimmer Wohnung. Aus beruflichen Gründen werde ich ca. 2x/Monat für ein paar Tage in Berlin sein und würde dann das Gästezimmer nutzen wollen. Die Häufigkeit kann sich mit der Zeit auch verringern. Ansonsten stehen alle Zimmer dem Untermieter zur Verfügung
Dauerhafte Anmietung möglich:
Für einen passenden Mieter bin ich offen für eine langfristige Vermietung nach der Zwischenmiete.

Guest room usage:
I am moving to another city and therefore subletting my 3-room apartment. For professional reasons, I will be in Berlin about 2 times per month for a few days and would like to use the guest room during that time. The frequency may decrease over time. Otherwise, all rooms are available to the subtenant.
Long-term rental possible:
For a suitable tenant, I am open to a long-term rental after the subletting period.
Preferred tenant:
- Individuals or couples
- Non-smokers, no pets
- Formalities: Deposit €1,350, proof of income, ID
