Aufgrund eines sehr kurzfristigen Angebots einer Auslandstätigkeit biete ich meine Wohnung in Eppelheim zum 01.07.2022 zu einer auf zunächst 1 Jahr befristeten Untermiete an.
Die ca. 70qm große 2 Zimmer Wohnung befindet sich im 2. OG (Dachgeschoss) eines Reihenhauses und wird nur komplett möbliert und voll ausgestattet untervermietet (bevorzugt an Studenten).
Die Wohnung besteht aus:
- einem großen Wohn- und Küchenbereich inklusive Einbauküche, Spülmaschine, Kühlschrank, Mikrowelle, Wasserkocher, Toaster, Kaffeemaschine, Esstisch und Stühle, Couch, Couchtisch, Beistelltisch, Minibar, Regal, TV-Schrank, Lampen und Schreibtisch, AC
- einem Schlafzimmer mit großem Doppelbett und treppenförmigem Regalsystem mit Kleiderstange (unter Dachschräge)
- einem großen Badezimmer mit Dusche, Badewanne, Waschbecken und Waschmaschine, Bügeleisen und Bügelbrett
- Toilette separat
- Flur mit kleiner Kommode
Die Wohnung ist ideal für Studenten oder Pärchen geeignet.

I will work abroad for approx. 1 year and I am looking for a sub-tenant for my fully furnished apmnt by July, 1, 2022 for one year.
The apartment is 70qm and is located on the second floor under the roof.
It consists of:
- 1 big living room with fully equipped kitchen, fridge, dishwasher, microwave, toaster, boiler, dining table and chairs, couch, couch table, board, tv board, mini bar, lamps and desk, AC
- 1 bedroom with double bed, wardrobe system and clothes rail (under roof slope)
- 1 bathroom with bath tub, shower, sink and washing machine, iron and iron board
- separate toilette room

The apartment is ideal for students and young couples.
Die Wohnung befindet sich zentral in ruhiger Lage in Eppelheim nur wenige Fußmeter zum Rathaus und zum Wasserturm entfernt. In unmittelbare Nähe findet man eine Sparkasse, Commerzbank und Volksbank, Bäcker, Apotheke, Ärztehaus, Friseur, Dönerladen und zahlreiche Cafés, Restaurants und Pizzarien. Ein Einkaufspark mit Rewe, Aldi, Netto, DM usw. ist nur 1 km (ca. 10 Minuten Gehweg) entfernt, genau so wie die Duale Hochschule. Weitere Einkaufsmöglichkeiten wie Edeka, Kaufland oder Lidl sind max. 20 Minuten Fußweg entfernt.
Die Straßenbahnhaltestelle “Rathaus Eppelheim“ erreicht man in 2 Minuten zu Fuß. Hier fährt tagsüber im 10-minuten Takt die Straßenbahnlinie 22 Richtung Bismarckplatz, den man nach 17 Minuten Fahrt erreicht.

The apmnt is located in a quiet quarter in the centre of Eppelheim close to the city town hall and the water tower. A groceries shopping park with Rewe, Aldi, Netto and DM is only 10 minutes away by foot, as well as the Duale Hochschule. You find a bakery, banks, pharmacy, doctors, hair dresser, restaurants and cafés around.
The metro line 22 (station Rathaus Eppelheim) is only a 2 minutes walk away and goes every 10 minutes during the day to the Bismarckplatz (central hub in Heidelberg city centre). You reach the Bismarckplatz after a 17 minutes metro ride.
Wie bereits erwähnt wird die Wohnung nur zur Untermiete, aber komplett möbliert und ausgestattet angeboten. Nach meiner Rückkehr aus dem Ausland erwarte ich die Wohnung wie bei der Übergabe vollständig vorzufinden. Bevorzugt an Nichtraucher und Studenten/junge Leute für mind. 1 Jahr unterzuvermieten, die nur eine vorübergehende Bleibe suchen und nicht viel für neues Mobiliar und Ausstattung investieren möchten.

As already mentioned, the furnished and completely equipped apartment will be free for just one year for an interested sub-tenant .After coming back, I expect to find my apartment the same way I left it. Preferably for students or young people/couple who are just looking for a furnished place for a limited period of time. Ideally non-smokers.
