Ich gehe für 10 Monate ins Ausland und suche jemanden, der für diese Zeit meine kleine, feine Wohnung übernimmt.
Die Eckdaten: 41,39 qm, 2 Zimmer, Dachgeschoss (4. OG, kein Aufzug), leider kein Balkon aber hübsche Ausblicke, Bad mit Fenster, Badewanne und Waschmaschine, voll ausgestattete Einbauküche (Kühlschrank mit kleinem Gefrierfach, Geschirrspüler, Herd, Backofen und diesdas zum Kochen & Backen).
Die Schränke im Bad, Wohn- und Schlafzimmer räume ich leer, damit du Platz für deine Sachen hast. Die Bücher und Pflanzen würde ich gerne deinen vertrauensvollen Händen überlassen. Im September wirst du bestimmt auch noch die eine oder andere Tomate ernten können.

I'll be leaving for studying abroad, so I'm looking for someone to take over my small and cozy apartment for 10 months.
You'll get 41.39 m², a fully furnished living room, bedroom, and kitchen (including a dishwasher, and a fridge with a small freezer), and a bathroom with a washing machine, bathtub & window. Since it's a top-floor apartment (4th floor, no elevator!) it's quiet and you'll get some nice views over Leipzig, including sunset views.
I'll clear out the cabinets in the living room, bathroom, and bedroom so you'll have space for storing your belongings. I'm gonna leave the books for you to read (some in English) and some games to use. It would make me very happy if you could take care of my houseplants. There might be s still some tomatoes to harvest in September.
Die Wohnung liegt zwischen Karl-Heine-Straße und Kanal in einem sehr ruhigen Haus. In nur 5 Minuten bist du zu Fuß an den Haltestellen Elster Passage und Karl-Heine-/Merseburger, zur S-Bahn Haltestelle Plagwitz sind es 15 Minuten zu Fuß. Im kleinen Gemeinschaftsgarten gibt es auch eine Abstellmöglichkeit für dein Fahrrad.

The location of the apartment is between Karl-Heine-Street (lots of cafés, bars, and shops) and the canal. It'll take you a five-minute walk to reach two different tram stops (Karl-Heine-/Merseburger and Elster Passage) and a 15-minutes walk to catch the train (Plagwitz). Parks and (all of the) grocery stores are close by, within walking distance. There is a small community garden at the building (Hinterhof) where you can park your bicycle.
Zum Nebenkostenabschlag kommen noch € 70 pro Monat für Ökostrom, GEZ und Internetanschluss (Vodafone Red Internet & Phone 50 Cable).
Selbstauskunft, Einkommensnachweis oder Bürgschaft und Bestätigung Mietschuldenfreiheit erforderlich.

The monthly rent is € 395. Monthly prepayments for heating, water, and building maintenance are € 90. The costs of the actual usage will be accounted for yearly, and we will share those between us following the period of occupancy. Additional costs for (green) electricity, internet (Vodafone Red Internet & Phone 50 Cable), and radio/tv licence fee are € 70. So, it's € 555 a month all in, and we will share the yearly bills for your actual usage of electricity, heating, and water.
I also ask for a deposit of € 950. (= two monthly rent + € 160 to cover for damages). This deposit will be returned to you after you've moved out and left everything in order.
Online viewings are possible, at least one in-person meeting before we sign the contract is preferred.
To move forward I will ask you for a self-disclosure, passport copy, and proof of income. References of former/current landlords, employers, etc. are also very welcome.
