The apartment is renovated and at the top (4th floor) of a townhouse in the old town center. Very private as I am the only residence of the entire building. All other properties are occupied by shops and businesses.
The main space is separated into a spacious living room (with a home-office corner) and a bedroom. Separate kitchen and bathroom. There is also an attic for extra storage. The rooms are bright and well ventilated with south and west facing windows. All utilities are in good condition.

Die Wohnung ist renoviert und befindet sich im obersten (4. Stock) eines Stadthauses in der Altstadt. Sehr privat, da ich der einzige Wohnsitz des gesamten Gebäudes bin. Alle anderen Wohnungen werden von Geschäften und Unternehmen bewohnt.
Der Hauptraum ist in ein geräumiges Wohnzimmer (mit einer Home-Office-Ecke) und ein Schlafzimmer unterteilt. Separate Küche und Bad. Es gibt auch einen Dachboden für zusätzlichen Stauraum. Die Räume sind hell und gut belüftet mit Süd- und Westfenstern. Alle Utilities sind in gutem Zustand.

The apartment is at the center of Nürnberg old town, close to most shops, bars and restaurants. 1 minute away from subway 1 (Lorenzkirche / Weisseturm), 2 and 3 stations (Opern), and 10 minutes by foot to main train station. 5 Minute walk to closest supermarket. The apartment is well sound-proof when windows are closed.

Die Wohnung befindet sich im Zentrum der Nürnberger Altstadt, in der Nähe der meisten Geschäfte, Bars und Restaurants. 1 Minute entfernt von U-Bahn 1 (Lorenzkirche / Weisseturm), 2 und 3 (Opern) und 10 Minuten zu Fuß zum Hauptbahnhof. 5 Minuten zum nächsten Supermarkt. Die Wohnung ist bei geschlossenen Fenstern gut schallisoliert.

Electricity and natural gas bills (for hot water) are paired separately by the tenant. Cost is around 30-40 Euros / month for myself.
The apartment originally comes only with kitchen stoves, but has been privately furnished, also with new appliances (TV, wash machine, dishwasher, fridge, portable air-conditioner, etc.). The furnitures and appliances are expected to be taken over by the next tenant with a negotiable price.

Die Möbel und Geräte werden voraussichtlich vom nächsten Mieter zu einem verhandelbaren Preis übernommen.
