Ich suche einen Nachmieter für diese moderne Wohnung im 9. Bezirk. Die Mietdauer wäre langfristig, evtl. 3+ Jahre mit Möglichkeit auf Verlängerung.
Die Wohnung hat zwei Zimmer, eine eingebaute Küche mit Geschirrspülmaschine und Mikrowelle, Vorraum, Bad, separates WC, und Balkon (nach franzözischer Art) mit Blick auf den Innenhof.
Die Wohnung kann nach Vereinbarung entweder unmöbliert, teilmöbliert, oder voll möbliert sein gegen eine kleine Ablöse bei mir (Preise sehe unten). Der Kleiderschrank gehört der Vermieterin, kann aber kostenlos benutzt werden oder kann evtl. abgebaut werden. Ein eingebauter Schreibtisch befindet sich im Schlafzimmer.
Dazu gibt es ein Kellerabteil und Platz für den Fahrrad. Bezahlte Parkmöglichkeiten gibt es auch.
Die Wohnung bekommt sehr viel Licht zu jeder Jahreszeit und jeder sonniger Stunde am Tag. Im Winter ist die Wohnung ziemlich warm und ich habe sehr viel Geld gespart, da ich noch keine Heizung gebraucht habe.

I'm looking for someone to replace me in this modern apartment in the 9th district. This would be for long term rent of 3+ years, with a possible option to extend this.
The apartment has two (bed)rooms, a built-in kitchen with a dishwasher and microwave, an entryway, washroom, separate toilet, and French balcony with a view of the courtyard.
The apartment can either be fully or partially furnished, or unfurnished. Furniture would be for a small fee paid to me, see below. The wardrobe belongs to the landlord but is free to use and can also possibly be removed. There is also a built-in desk in the bedroom.
In addition, there is basement storage and space for your bike. There are also paid parking options.
The apartment gets a lot of light throughout the year and at any time of day. In the winter the apartment remains rather warm and I have saved a lot of money by never having to use the heat.

In der Nähe gibt es mehrere Supermärkte: Billa und Spar gleich um die Ecke, innerhalb von 10 Minuten zu Fuß gibt es auch mehrere Hofer Filiale und Interspar. Schöne Cafes und Bäckereien gibt es auch noch. Auch Bipa, DM, Libro, usw. in der Alser Straße.
Die Hauptuni kann man schnell zu Fuß oder mit der Bim erreichen.
Der Rathaus ist auch nicht weit weg.

You can reach the University of Vienna easily by foot or tram.
The city hall is also very close by.
The ideal move-in date would be June 1, but this can be slightly flexible as needed.
