Ab Mitte Januar werde ich 4 Monate ins Ausland gehen und biete daher meine kleine feine Wohnung im Quartier vom Oberen Belvedere zur Zwischenmiete und als Nebenwohnsitz (Zweitwohnsitz) an.
Diese freundliche Altbauwohnung im 1. Stock ist 42 m² groß und hat drei Zimmer. Sie ist möbliert und mit allem was man braucht ausgerüstet. Ihr braucht euch also kein Geschirr, Kochzeug, etc. kaufen, das ist alles da!
Die Wohnung passt zu Paaren, Singles, Künstlern, Studien-, Famulatur-, Forschungs-,Erasmus- oder Arbeitsaufenthalte.
Das Wohnzimmer habe ich als Kunst-Atelier benutzt und ist sauber und ordentlich.
Das Hochbett ist ein Doppelbett.
Unter dem Hochbett ist ein Kleidungskabinett mit Regalen eingerichtet. Handtücher und Bettwäsche sind vorhanden, nur mit dem Koffer einziehen.
Das Bad hat eine kleine Badewannen-Dusche sowie ein Waschbecken und ist von der Küche aus abgeteilt.
Küche ist voll verbaut und gefliest mit kompletter Küchenausstattung: Tisch, Gasherd, Backofen, Kühlschrank und Waschmaschine.
Im kleinen Vorraum der Wohnung ist das WC. Es wird mit einem netten Nachbarn geteilt.

As of late January I will go abroad for a few months and therefore offer my small fine apartment in the neighbourhood of the Upper Belvedere for temporary rent or as a secondary residence.
This friendly old apartment on the 1st floor is 42 m² and has three rooms. It is furnished and equipped with what you need.
The apartment suits couples, singles, artists, study, research, Erasmus or business stays.
The living room I use as an art studio and is clean and tidy.
The loft bed is a double bed.
Under the loft bed, is the walk in closet with shelves and coat rack. Towels are available. There is some bedding, but it is not complete.
The bathroom has a small bath-shower, a sink and is separated from the kitchen.
Kitchen is fully fitted and tiled with full kitchen facilities: table, gas stove, oven, fridge and washing machine.
In the small anteroom of the apartment is the toilet. It is shared with my neighbour.
Verkehrsmäßig sehr gut angebunden. Straßenbahnlinien O,18,71 S-Bahn Rennweg und Wien Quartier Belvedere und Citybikes sind in der Nähe.
In unmittelbarer Nähe gibt es Einkaufsmöglichkeiten wie Billa und Hofer.

The apartment is very well connected with public transport. Tram O, 18, 71, S-Bahn Rennweg and Vienna Belvedere neighborhood and City Bikes are nearby.
Nearby there are the Billa, Hofer supermarkets and Bipa.
Im Pauschalpreis von € 450 sind sämtliche Kosten enthalten (Haus- und Betriebskosten, Gas, Strom).
Es gibt keinen Internetanschluss. Für mich selber nutze ich einen mobilen Internet-USB-Stick.
Nicht geeignet ist die Wohnung für Raucher und Tierbesitzer.
