Ich vermiete meine wunderschöne, neu sanierte Altbauwohnung in Ottakring (16.Bezirk) da ich für mindestens ein Jahr nicht in Wien lebe, eventuell auch länger (Verlängerung möglich). Daher ist die Wohnung voll möbliert und ausgestattet. Bis auf einige Bücher ist ansonsten aber alles frei für deine Sachen. Die Wohnung hat den ganzen Tag über Sonnenlicht und ist sehr hell cor allem auch im Winter. Es gibt ein großes Wohnzimmer mit neuer, hochwertiger Küche (Geschirrspülmaschine & Gasherd) einem großen Esstisch und einem ausziehbarem Schlafsofa. Die Küche ist voll ausgestattet. Angrenzend ist ein Schlaf- und Arbeitszimmer von dem auch das neue Bad mit großer Dusche abgeht. Im Schlafzimmer ist ein 1,60m Bett mit neuer Matratze und ein großer Kleiderschrank für Stauraum. Bettwäsche & Handtücher sind bei Bedarf auch vor Ort.
Die Toilette befindet sich im Gang im Eingangsbereich, sowie die Garderobe und ein Abstellraum mit Waschmaschine.
I am renting out my beautiful, newly renovated old building flat in Ottakring (16th district) as I will not be living in Vienna for at least a year, possibly longer (extension possible). Therefore, the flat is fully furnished and equipped. Apart from some books, however, everything else is free for your things. There is a large living room with a new, high-quality kitchen (dishwasher & gas cooker), a large dining table and a pull-out sofa bed. The kitchen is fully equipped. Adjacent is a bedroom and study off of which is also the new bathroom with a large shower. In the bedroom is a 1.60m bed and a large wardrobe for storage. Bed linen & towels are on site.
The toilet is seperate from the bathroom in the entrance area, as well as the wardrobe and a storage room with washing machine.
Gut angebunden mit dem 48a in Richtung Innenstadt vor der Türe, als auch die Straßenbahnlinie 9. Zur U6 (Burggasse Stadthalle) sind es 7 Gehminuten und zur U3 (Schweglerstraße) 10 Minuten. Der Westbahnhof mit S-Bahnen und Regionalzügen ist in 15 Minuten zu Fuß zu erreichen.
Die Schmelz mit vielen Sportmöglichkeiten ist 5 Minuten entfernt. Der Yppenplatz und Markt ist ebenfalls in 10 Minuten zu erreichen.
Supermärkte, Trafik etc sind in unmittelbarer Nähe.

Ich bin Eigentümerin der Wohnung, wir würden dann also einfach einen eigenen Mietvertrag aufsetzten damit alle Seiten abgesichert sind.
Aktuell sind die Strom-& Gaskosten bei 200 Euro kalkuliert (die hohen Energiekosten des letzten Jahrs sind hier abgebildet, es ist bei gleichbleibendem Verbrauch davon auszugehen das es hier zu einer Rückzahlung kommt), jedoch kann sich dies über das kommende Jahr aufgrund der globalen Lage ändern, es wurde bereits ein günstigerer Energievertrag abgeschlossen.

The electricity and gas costs are currently calculated at 200 euros (we have already tried to take the high energy price developments into account but expect a repayment for next year aince there is a mug cheaper energy contract now ), but this may change over the coming year due to the global situation.
