Liebe Co-Berliner*innen,

ausschließlich zum (dauerhaften) Tausch bieten wir unsere gemütliche, ruhige, 36qm 1-Zimmer Altbauwohnung im Gleimkiez nahe Mauerpark (Prenzlauer Berg) an, für knapp 400EUR warm mit großem Balkon, getrennter Küche, Keller und überdachtem Fahrradstellpatz. Dank Hinterhoflage im 4. OG genießen sich dort Licht und Ruhe zugleich. Gegen fairen Abschlag können gern Gasherd, Waschmaschine, Spülmaschine und bei Bedarf weitere Möbel übernommen werden.

Die Isolierung im Altbau ist selbstverständlich nicht die beste, allerdings ist die Vaillant Gastherme für die Wohnung erst wenige Jahre alt und die gewünschte Temperatur lässt sich nach Tageszeit genau regulieren. Wasserbeheizung über einen E-Boiler sorgt dafür, dass Wasser nur erhitzt wird, wenn ihr es benötigt. Damit hatten wir sehr überschaubaren Energieverbrauch.

Das Haus und die Wohngegend sind ruhig und entspannt. Wir hören unsere Nachbarn kaum. Die Wohnung ist geeignet für Alleinwohnende oder für Paare (von uns getestet :-)

WAS WIR SUCHEN:

Wir halten Ausschau nach einer 2- bis 3-Zimmerwohnung (keine Zwischenmiete) innerhalb Ring oder leicht außerhalb mit guter Anbindung, Balkon, möglichst nicht im EG. Traumhaft wären auch: viel Licht, eine Badewanne, Blick ins „Grüne“. Altbau/Neubau sind beide denkbar. Küchen/Möbelübernahme lassen sich gern vereinbaren.

For a (permanent) flat swap only, we are offering our cozy, quiet 36sm one-bedroom "Altbau" aparment in Gleimkiez close to Mauerpark (Prenzlauer Berg). At 400 EUR incl utility costs, you'll have a large balcony, separate kitchen, basement and covered parking for your bicycle. Car parking options are decent in the neighbourhood. Thanks to the flat on 4th floor pointing to the backyard, you both enjoy silence and light. Against a fair discount you could take over some amenties such as washing machine, dish washer, stove/oven, and other furniture, to be discussed.

Insulation standards in the "Altbau" are obviously not the latest. However, the Vaillant gas-fired heater is only a few years old and can be regulated by time of day exactly to your desired temperature. The water heater run on electricity, but can be regulated so that you only use it when hot water is needed.

The house and neighbourhood are peaceful and laid-back. We rarely hear our neighbours. The flat is suitable for singles or possibly for couples (tried and tested by us).


WHAT WE ARE LOOKING FOR:

We would like to find a 2- to 3-room apartment (no interim rent) within the Ringbahn or slightly outside with a good connection to central Berlin. Ideally with a balcony and not on the ground floor. Much light, bathtub and a "view into the green" would be a plus. Altbau/new construction are both possible. We are happy to discuss taking over the kitchen or other furniture.
