Furnished and modern studio that was newly built this February. Be the first to move in! This studio is perfect for someone who wants to live comfortably and well-connected to the city for a while, without the hassle of moving furniture in and out.
The kitchen is equipped with quality appliances: stove, dishwasher and oven (including a microwave function). The bathroom has a ground level shower and stylish modern sink. A spacious wardrobe, shelf and desk, ceiling and desk lights and louvres are built in. In addition, there is a comfortable bed (140x200cm, that turns into a couch when you have visitors), chairs and a coffee table. The apartment itself measures 24,4 sqm and has a large terrace facing west (9,7 sqm).
Washing machines, sheltered bike racks and storage compartments (20-30 Euros per month, on availability) are available.

Die Küche ist mit hochwertigen Geräten ausgestattet: Herd, Geschirrspüler und Kompakt-Backofen mit Mikrowellenfunktion. Das Bad hat eine ebenerdige Dusche und ein Naturstein-Waschbecken. Das Wohnzimmer ist mit Kleiderschrank, Wandregal, Sideboard, Schreibtisch, Decken- und Schreibtischleuchten sowie Verdunklungs-Jalousien ausgestattet. The apartment is available immediately. I will show the apartment on Feb 18 (12:00-13:30 pm).The lease is unlimited, with a minimum duration of 12 months. Utilities/ "Nebenkosten" include heating. If living with two people, utilities may be a bit higher than indicated. Electricity, wifi and GEZ are not included. There is a one-time charge of 40 Euros from the building management to set up a new tenant with entry card and address. "Energieausweis" has been requested and will be provided once available.
The terrace and courtyard will be built and greened until the end of March. Until that time, there is still some construction going on outside the building and in the hallways (laying parquet, painting, mostly quiet works with occasional screwdriving). Don't be surprised that the area still looks like a construction site because of this. The apartment and all communal facilities (washing machines) are ready to use. Until March 31st, rent will be lowered to 535 Euros per month because of these circumstances and since the beautiful and sunny terrace is not yet there for you to enjoy. Please note that smoking is not permitted indoors.
Proof of income (last three payslips), proof of previous rent payments and Schufa (solicitar ahora) information are required to sign a lease. I am looking for a responsible tenant that will treat this beautiful apartment with care. Please tell me a little bit about yourself, what you do for a living and your desired move-in date. I speak English and German.

Die Wohnung kann sofort bezogen werden. Ich zeige die Wohnung am 18. Februar (12:00-13:30 Uhr). Der Mietvertrag ist unbefristet, mit einer Mindestdauer von 12 Monaten. In den Nebenkosten ist die Heizung enthalten. Wenn ihr zu zweit einziehen wollt, fallen die Nebenkosten evtl. etwas höher aus. Strom, Wifi und GEZ sind nicht inbegriffen. Die Hausverwaltung erhebt eine einmalige Gebühr von 40 Euro für die Einrichtung eines neuen Mieters im Schließsystem. Der Energieausweis ist beantragt und wird nachgereicht.
Die Terrasse und der Innenhof werden bis Ende März gebaut und begrünt. Bis dahin wird außerhalb des Gebäudes und in den Fluren noch gebaut (Parkett verlegen, streichen, meist ruhige Arbeiten mit gelegentlichen Schraubarbeiten). Bitte nicht wundern, dass die Gegend deshalb noch nach Baustelle aussieht. Die Wohnung und alle Gemeinschaftseinrichtungen (Waschmaschinen) sind fertig und funktionsfähig. Wegen dieser Umstände und da die Terrasse noch nicht fertig ist, wird die Miete bis zum 31. März auf 535 Euro pro Monat gesenkt.
In der Wohnung ist das Rauchen nicht gestattet.
Für die Unterzeichnung des Mietvertrages sind ein Einkommensnachweis (letzte drei Gehaltsabrechnungen), Nachweis über die bisherigen Mietzahlungen oder Mietschuldenfreiheitsbestätigung und eine Schufa (solicitar ahora) -Auskunft erforderlich. Ich wünsche mir einen verantwortungsbewussten Mieter, der dieses schöne Apartment pfleglich behandelt. Bitte erzähl mir in deiner Vorstellung ein bisschen über dich, was du beruflich machst und wann du einziehen möchtest. Ich spreche Englisch und Deutsch.
