Die Wohnung ist Teil des Wohnheims Studio BII https://studentenappartements-berlin.de/ , daher können leider nur Studierende, Azubis oder Praktikant*innen hier wohnen.
Die Wohnung im 1. OG ist 20qm verfügt über ein eigenes Bad sowie eine Einbauküche mit großem Einbauschrank. Das Gebäude ist erst 5 Jahre alt, daher ist alles sehr modern. Im Keller stehen fünf Waschmaschinen und zwei Trockner zur Verfügung.

The apartment on the 1st floor is 20sqm has its own bathroom and a fitted kitchen with large built-in wardrobe. The building is only 5 years old, so everything is very modern. There are five washing machines and two dryers in the basement.
Die Lage ist super! Mehrere Bus-, U-Bahn- und S-Bahn-Stationen zu Fuß erreichbar. Auch Netto, Aldi, Penny, Edeka und Lidl in unmittelbarer Nähe. 15 min zu Fuß zum Gesundbrunnencenter und Fitness Studio.

The location is great! Several bus, subway and S-Bahn stations within walking distance. Also Netto, Aldi, Penny, Edeka and Lidl in the immediate vicinity. 15 min walk to Gesundbrunnencenter and a fitness studio.
Die Kosten setzen sich folgendermaßen zusammen:
Grundmiete 455€
Nebenkosten 120€
Strom 33€
Internet 12€ (wird vom Vermieter gestellt und funktioniert tadellos)
= 620€
Man kann sowohl zu Semesterende kündigen oder eine Nachmiete vorschlagen (so wie ich), somit kannst du wiederum die lange Warteliste umgehen 😊
Achtung: Ablösevereinbarung von 238€. Diese kannst Du bei deinem zukünftigen Nachmieter dann auch wieder einholen 😊
Vorzugsweise suche ich jemanden, der mir einen Teil der Möbel abkauft – jedoch mindestens das Bett und die Matratze. Beides wurde erst vor 5 Monaten gekauft und ist in einem top Zustand!
Folgende Unterlagen werden benötigt:
• Vollständige Selbstauskunft, gem. Vorlage IVR (http://www.riebeling.eu/vermietung/)
• Personalausweiskopien. (Vorder- und Rückseite von Bewohner und ggf. abweichendem Vertragspartner)
• Bonitätsnachweise, durch die die Mietzahlungen gewährleistet sind (drei Gehaltsnachweise oder der Arbeitsvertrag).
• Immatrikulationsbescheinigung, Ausbildungsvertrag o. Ä. für Objekte mit studentischer Nutzung.
Besichtigungen vor Ort (mit Maske) oder online.

You can either cancel your contract at the end of the semester or suggest a follow-up tenancy (as I did), so again you can avoid the long waiting list 😊

Preferably I'm looking for someone to buy off part of the furniture - but at least the bed and mattress. Both were purchased only 5 months ago and are in top condition!
The following documents are required:
- Complete self-disclosure, according to template IVR (http://www.riebeling.eu/vermietung/).
- Copies of identity cards. (Front and back of resident and if necessary deviating contracting party)
- Proof of creditworthiness, by which the rent payments are guaranteed (three salary statements or the employment contract).
- Certificate of enrollment, training contract or similar for properties with student occupancy.
Viewings can be online or in Person (with mask).
