DRINGEND Nachmieter gesucht für eine schöne Wohnung in Bockenheim

Ich helfe meinem Freund bei der Suche nach einem Nachmieter für seine Wohnung ab dem 01.04.2022 (DRINGEND) , weil er für die Arbeit in die Niederlande zieht.

Die Wohnung ist in Bockenheim, ca. 40 (qm) sie ist sehr hell und gemütlich mit hohen Decken (bis zu fast 4 Meter hoch!) Sie besteht aus einem Wohnbereich / Schlafzimmer mit einem Hochbett, eine Küche, ein Badezimmer, einen Flur und auch einen Keller.

Da mein Freund Deutschland verlässt, bietet er alles zum Verkauf an. Dazu gehört auch die Küche mit den Schränken, Kühlschrank, Waschmaschine und Backofen. Auch der Rest der Wohnzimmermöbel wie die Couch, die Schränke, die Schubladenschränke und so weiter. Alles für den Preis von 750 Euro.

Die Lage ist fantastisch. Es ist in Bockenheim, in der Nähe von allen Einrichtungen. Leipziger straße ist ein paar Minuten zu Fuß erreichbar. Geschäfte, Cafés und Restaurants sind alle in der Nähe. Kirchplatz Ubahn Station ist 5 Minuten zu Fuß und Frankfurt West Sbahn Station ist ein 10 Minuten zu Fuß entfernt.

Die Kaltmiete beträgt 480 Euro.
Die Nebenkosten betragen 150 Euro, also 630 Euro ohne Gas und Strom.
Mein Freund zahlt ca. 695 Gesamtmiete mit Gas und Strom.
Er bekommt immer einen Teil der nicht verbrauchten Nebenkosten am Ende des Jahres zurück.
Die Kaution beträgt 3 Monatskaltmieten, also rund 1450 Euro.

Wir suchen jemanden, der die Wohnung ab 1. April übernimmt. Der Vermieter verlangt, dass der mieter:
- einen unbefristeten Arbeitsvertrag hat (also keine Probezeit)
-Schufa (solicitar ahora) Auskunft
- den Mietvertrag für 2 Jahre zu unterschreiben.

Natürlich kann man die Wohnung vorher aus beruflichen Gründen verlassen (wenn man für ein Job die Stadt wechseln muss) und auch Untervermietung ist erlaubt.

Hey people!

I am helping my boyfriend look for a new tenant for his flat from the 01.04.2022 (urgently) because he is moving to Netherlands for work.

The flat is in bockenheim, almost 40 square meters. Its very nice and cozy with high ceilings ( up to almost 4 meters high!). It consists of one living area/bedroom with a loft bed , a kitchen, a bathroom, a hall and also a basement.

Since my boyfriend is leaving Germany he is putting everything up for sale. This includes the kitchen with the cupboards, fridge, washing machine and oven. Also the rest of the living room furniture like the couch, the closets, the drawer units and so on. All for the price of 750 Euro.

The location is amazing. Its in Bockenheim, close to all the facilities, Leipziger straße is a few walking minutes. Shops, cafes and restaurants are all very near by. Kirchplatz Ubahn station is 5 minutes on Foot and Frankfurt West Sbahn station is a 10 minutes walk away.

The cold rent is 480 euro. Utilities cost is 150 Euro, so 630 Euro without gas and electricity. My boyfriend currently pays around 695 for the entire rent including gas and electricity. And he always gets some of the un-used utility money back around the end of the year. The deposit is 3 months cold rent so around 1450 Euro.

We are looking for someone to take the flat starting 1st of April. The renting company requires that the new tenant has a permanent working contract ( so no probezeit), Schufa (solicitar ahora) Auskunft, and are willing to sign the rent contract for 2 years. Of course you can leave the flat before for work purposes (if you must change cities for your job) and also sub-renting is allowed.
