2 Monate, 1-Zi Whg (inkl NK etc.): möbliert, zental, ruhig mit Balkon ca. 18.12.23 (spätestens 29.12.) bis 19.02.24

Da ich unterwegs bin, sucht mein geräumiges Studio in der Zeit Gesellschaft. Perfekt für Praktikanten, Projektmitarbeiter oder auch für Neu-Münchner zur Orientierung.
Die Wohnung kann gerne vorab persönlich besichtigt werden. (Alle Fotos sind unbearbeitet und ohne Weitwinkel aufgenommen)

Frühester Einzug: 18.12.23, spätester Einzug: 29.12.23, Auszug: 19.02.24 (etwas flexibilität vorhanden).
1.140,- € / Monat (inkl. Internet, Strom, Wasser, etc. bei normalem Nutzungsverhalten.). Mir ist es wichtig, eine verantwortungsbewusste und saubere Person zu finden, somit ist der Preis VB wenn sonst wirklich alles passt.
Parkplatz (Duplex) könnte von meinem Nachbar gemietet werden.

5. Stock mit Lift.
Separater, großer Flur + Bad + riesen Zimmer (Studio).
Studio Zimmer möbliert mit bequemer Ausziehcouch inkl. Topper (140 x 200cm), großer Esstisch, vier Stühle, Küche, etc. Die Wohnung hat einen Balkon mit kleinem Tisch und einem Stühlchen.
Dank der vielen Fenster zum Innenhof ist das Zimmer hell und ruhig. Schöne Aussicht über die Dächer von München.
Es gibt einen Fernseher (ohne Anschluss). Fire-TV-Stick vorhanden (es muss aber ein eigener Account genutzt werden). HDMI Kabel vorhanden, d.h. kann auch als Monitor genutzt werden.

In der Küche gibt es die Basics: Kühlschrank, Herd/Ofen, Mikrowelle, Wasserkocher, Besteck, Teller, Schüsseln, Espressokocher (ähnlich Bialetti) und Topf. Da eher überschaubar am liebsten an Leute zu vermieten, die nicht super gerne und viel kochen / backen ;).

Waschmaschine und Trockner mit Münzeinwurf befinden sich zur Gemeinschaftsnutzung im Keller.

Since I'll be away, my spacious studio is looking for someone to keep it company. Perfect for people travelling on business, interns or any new-comers who want to get a better understanding of the city before committing to a long-term rental/job contract.
Earliest moving-in date: 18th of Dec 2023
Latest moving-in date: 29th of Dec 2023 (preferred)
Moving-out date: 19th of Feb 2024

1.140,- € / month (incl. internet, electricity, water, etc. assuming normal consumption habits)
It is actually a 2-room apartment but the second room is empty and locked (not on floorplan).
In case you need parking, it could be arranged (duplex parking spot in a garage).

APARTMENT:
Furnished with very comfy pull-out couch (140 x 200cm), large dining table + 4 chairs, kitchen, balcony incl. small chair and table, shared washing machine in the basement.
There is a TV but no connection. I have an HDMI cable, so you could connect your laptop to the screen to watch stuff.
PLEASE NOTE: The kitchen is only equipped with basics like refrigerator, stove/oven, microwave, kettle, one pot, cutlery, plates and bowls. That's it! Therefore, I'd prefer to rent the place to someone who's not a super keen cook ;).


LOCATION:
Centrally located at Kolumbusplatz (U1, U2, U7, U8, Bus 52, Bus 58), only 5 min to Hauptbahnhof or 10 min to Marienplatz by public transport.
Only a 10 min walk to the Isar (river), perfect for cycling, jogging or walking.
There are several restaurants and supermarkets closeby.


OTHER:
It's super important to me that you take good care of my apartment. It'll be handed over in a nice and clean state and I expect you to return it just as clean. Otherwise, I'll have to subtract a cleaning feel from the deposit.

Only letting to ONE person. No smokers (no smoking on the balcony, either), not pets, no parties.
