Bei der WG handelt es sich um meine 72m Wohnung in der Nähe vom S-Bhf Halensee im 4. Stock (ohne Fahrstuhl), die ich sehr liebe und vor ca 10 Jahren sehr liebevoll umgebaut und aktuell vor Umwandlung in eine WG renoviert habe. Ich selber bin seit drei Jahren nur noch sporadisch in Berlin. Seit 2 Jahren besteht jetzt eine WG mit 2 Bewohnern. Ein weiteres Zimmer war zunächst für mich oder meine Frau für die seltenen Fälle, dass wir nach Berlin kommen reserviert. Aktuell hat es sich eher zu einem Lagerraum entwickelt, da ich bei Besuchen woanders wohne.
Im letzten Jahr war ich aber insgesamt nur etwa 2 Wochen in Berlin, die meiste Zeit davon während der Berlinale. Es gibt 2 Zimmer (siehe Grundriss bei den Fotos) für WG-Bewohner. Ich bevorzuge Langzeitmieter, aber ggf bei Sympathie ist auch eine kürzere Mietzeit möglich. Da die Wohnung nie als WG geplant war, sind einzelnen Zimmer nicht sooo groß, dafür der Gemeinschaftsraum um so größer.
Das aktuell frei werdende Zimmer war früher die Küche des Hauses, die ich aber schon vor über 10 Jahren in das Wohnzimmer verlegt habe, wo sie jetzt als "amerikanische" also offener Küche das Zentrum der Wohnung und den großen Gemeinschaftsraum der WG bildet. Die Wohnung hat vor zwei Jahr neue Holz-Aluminium-Fenster bekommen (sicher in kaum einer anderen Mietwohung zu finden!). Die Küche hat eine Spülmaschine, Induktionsplatten, einen großen Kühlschrank, Mikrowelle und einen echt komfortablen Ofen. Außerdem geht von dort ein Balkon ab, auf dem man zu dritt sehr schön sitzen kann, und der von morgens bis zum frühen Nachmittag Sonne hat. An Ausstattung gibt es alles, was man zum Kochen und wohnen braucht. Im Mai 2020 haben wir eine neue Siemens-Waschmaschine angeschafft und das Internet auf 100mbit hochgestuft. Den großen Gemeinschaftstraum habe ich vor 2019 Jahr frisch renoviert.
Beim Preisvergleich bitte ich zu beachten, das es sich bei den 450€ um "All-inklusive" Preise handelt. Etwa die Hälfte der Miete gebe ich als Nebenkosten( =Wohngeld, inkl Grundsteuer, inkl Strom, inkl Wasser, inkl Müll, etc)., Internet, GEZ etc wieder aus.
Das zweite WG- Zimmer ist seit einem Jahr an eine 27-jährige Briten vergeben, der im IT-Bereich arbeitet, aber angedeutet hat, dass er auch evtl im nächsten halben Jahr ausziehen könnte. Es wäre dann vorstellbar, die Wohnung auch komplett, z.B. an ein Paar zu vermieten.

The flat is 72m2 and I completely restored it, before I moved in. In 2017 I moved to the south of Germany and therefore turned it into a shared flat. It is near the S-Bhf Halensee on the 4th floor (without elevator).
I keep a storage room, but visit only occasionally. (I am there FOR SURE during the BERLINALE (in non-Corona-years to come).
Please see floor plan in the photos. The room to be rented is called "WG-Zimmer 2" in the floor plan. It could be taken starting from Beginning of May.
I would prefer long term tenants, but given sympathy we might also discuss a shorter renting period if needed.
Most of the time there will be only 2 flatmates (INCLUDING YOU!)
It was never planned as a shared flat, so the single rooms are not that big but instead there is a nice big comunity-space, composed of the livining room, the center of the shared flat life, with an open kitchen. The windows are brand new wood-aluminum in white. The kitchen has a dishwasher, induction plates, a large refrigerator, microwave and a really comfortable oven. Also a small balcony, which accommodates 3 persons (well, in non-Corona-times...). You can have a comfortable breakfast there (With sun on the balcony from morning till early afternoon). There is everything you need for cooking in the kitchen as well as a brand new washing machine (installed in May 2020) and we have faster 100mbit Internet since May 2020 as well.
The prices a of 450€ is "all-inclusive" (inclusive of all additional costs like water, waste, electric, internet, GEZ, trash, tax etc). Please keep that in mind, when you compare prices, since about half of the price of the all-inclusive rent is spent on these costs.

3 Min von von S-Bhf Halensee entfernt. 4 Supermärkte in direkter Umgebung, aber abends doch recht leise Str. Die Bahn und S-Bahn, die in der Nähe vorbeifährt hört man zwar nachts bei geöffnetem Fenster, hat mich aber nie gestört.
Bauhaus in 6 Min zu Fuß zu erreichen. Lietzensee-Park zu Fuß ca 8 Minuten.
ENGLISH
3 min from the S-Bhf (train-staion) Halensee. 4 supermarkets in the immediate area. A pretty quite area in the evening, but close to Kudamm. The train and S-Bahn pass nearby and you can hear them at night with the window open, but I was never disturbed.
Bauhaus within 6 minutes walk. Lietzensee Park on foot about 8 minutes.
DEUTSCH:
Würde am liebsten den Charakter einer "Gemischten WG" beibehalten. Zuverlässigkeit und Sauberkeit sind mir wichtig. Und als Arzt, der in der aktuellen Situation Menschen an Corona hat sterben sehen, ist mir ein verantwortungsvoller Umgang mit den derzeitigen Corona-Maßnahmen sehr wichtig.
Habe die Wohnung, als ich sie übernommen habe, bis auf die Grundmauern entkernt und wieder aufgebaut. Sie liegt mir also echt am Herzen.
Da ich im Moment nicht viel da sein werde, würde ich mich natürlich auch über jemand mit ein wenig handwerklichem Geschick freuen, der mal was reparieren kann, wenn mal ein Wasserhahn tropft, ne Tür klemmt, oder das Internet Probleme macht, was ich sonst immer selber gemacht habe.
Ich bin 44 J alt, meine Frau ist 38 J. Wir sind allerdings momentan beide in Süddeutschland und haben nur noch ein Zimmer als Lager in der Wohnung. D.h. Ihr würdet die Wohnung wird nur von zwei Bewohnern bewohnt, von denen eine gerade umzieht, so dass ihr Zimmer frei wird. Zu zweit hat man recht viel Platz im Gemeinschaftsbereich.
Wer in der Wohnung wohnt, hat natürlich ein Veto-Recht, was neu einziehende Bewohner betrifft. Das die Bewohner zusammen passen, halte ich natürlich für absolut essenziell. Der derzeitige Bewohner ist Brite, spricht aber inzwischen auch gut Deutsch.

I would prefere a mixed WG concerning gender. Reliability and cleanliness is very important to me.
And as a doctor, who has had direct experience with people dying of SARS-CoV-2, a responsible adherence to the actual Corona-measures is very important to me.
I completly restructured the place when I took it over, which was a looooot of work, so I'm really bound to it.
Since I am not much there at the moment, I would be glad about someone who can fix small things him/herself and takes responsibility, like a dripping water tap or a jammed door or Internetproblems.
I am 44, my wife is 38. We are, however, currently both in Southern Germany. So you woud be mostly only 2 persons in the apartment, wich gives you lots of space.
Of course the current flatmate has a veto-right for the second person to be chosen. Actually there is a 28y-old mate from Britain, who by now speas very good German as well.
DEUTSCH:
Wie sich die Nachmieter-Suche in Corona-Zeiten gestaltet ist für mich noch neu, aber mir ist wichtig denjenigen persönlich kennenzulernen (von mir aus mit Maske und 2 m Abstand...), und natürlich müßt Ihr auch die andere Bewohnerin kennenlernen und Euch sympathisch sein.
Ich hab kein Facebook daher begrüße ich, wenn Ihr bei WG-gesucht ein Profil habt, oder Euch per email vorstellt (gerne mit Photo). Auch Mietschuldenfreiheit, Schufa (solicitar ahora) -Bescheinigung und sonstiger guter Leumund ist gern gesehen ;-) Ach, und es ist DEFINITIV eine Nichtraucherwohnung!

Ich komme am 22.-23.3. nach Berlin. Um die Besucherzahl klein zu halten ist vielleicht vorher ein online-Chat mit einem der Bewohner möglich.
Ich habe keine Lust, mir Gedanken über eine Unterteilung nach Kaltmiete und Nebenkosten zu machen. Die Zimmer werden als All-inklusive-Miete angeboten, d.h. inkl. WLAN, Strom, Wasser, Heizung etc.. Das setzt aber einen verantwortungs- und umweltbewußten Umgang mit der Energie voraus (Kein zusätzliches Heizen mit Elektrolüfter (ist auch nicht nötig!) und Fenster im Winter die ganze Zeit gekippt lassen geht natürlich aus ökonomischer (und ökologischer) Sicht auch nicht!)... Aber das sollte sich ja eigentlich von selbst verstehen. Genau so habe ich natürlich keine Lust, irgendwelchem Geld hinterherzulaufen.
Auch größere Reparaturen übernehme ich, falls mal was kaputt geht (Herd, Spülmaschine etc). Ich bitte das beim Vergleich der Preise zu bedenken, da ich denke, bei den meisten anderen WGs kommt noch einiges an versteckten Kosten dazu ;-) Das Zimmer sollte bei einem eventuellen Auszug wieder von Euch in den Ausgangszustand gebracht werden.
Laßt uns einfach mal drüber reden, wenn Ihr Lust habt. Schickt mir ne mail. Ich guck mindestens einmal pro Tag in meine email, nur wenn ich Dienst habe kann es auch mal 36 Stunden dauern. Meine Tel-nr schicke ich gerne, sollten wir uns treffen wollen.

How to find a new flatmate in Corona-times is new for me, but even in this times I need to get to know you personally (maybe with mask and 2 m distance ;-) )
I will come to Berlin soon two day on 22nd and 23d of March, to be able to show the flat. Maybe before it is possible to have an online Chat with one of the flatmates to see the flat online to have only really interested people visit there.
Please contact me here. The rent includes almost all additional costs, so is "all-inclusive" (Which means of course an responsible use of energy on your side... (No aditional heating with an electric fan (is not necessary anyway!) And the windows should not be tilted in winter ... But that should be self-evident.)
If you compare the prices, take into consideration, that all is inclusive already. (I think there is a lot of hidden costs in other flats not mentioned...)
