Large room plus home office, Friedrichshain

Location:
The house is in Friedrichshain 10247, between Ostkreuz and Frankfurter Allee;
5 minutes from the U5 and RingBahn at Frankfurter Allee;
3 mins from the M13 tram to Warschauerstrasse and the M16 to Ikea.

Close to the cool bars & cafés in the centre of Ostkreuz kiez. Easy walking distance to Boxhagenerplatz, the river at Rummelsburg / Treptower Park, and the nice bars/cafés in the “north kiez” (Sammarieterviertel) area of Friedrichshain.

The neighbourhood has numerous parks, stores, supermarkets, biomarkts, a farmers’ market, and lots of creative & cultural events.

Housemate (me):

• British. Male. Veggie. Freelancer working in academic / scientific publishing;
• My current housemate is moving to her own apartment, after 3.5 years here.


Other stuff:
I’m an easy-going flatmate, with minimal “apartment rules”. Whenever work schedules allow, I like to grab a beer, share dinner, & chat. But I also have my own social scene and my own space. If you have any interest in politics, tech, science, design, music, literature, art, architecture (and especially cooking!), then we should get along OK.
Did I mention cooking? I like to host dinner / brunch, so I’m ideally looking for a vegetarian or vegan housemate with a similar interest (and some cooking skills).

I work long hours, so I appreciate a clean apartment with considerate housemates. I work from home, and so the most important house-rule is to ALWAYS keep the kitchen, bathroom, and communal areas clean and tidy.

REALLY.

I have no interest in housemates who are into "student living" and dirty apartments. You WILL be expected to contribute to cleaning the apartment. It's not rocket science.
So please: No little princes / princesses :-)

If contributing to a clean and tidy apartment sounds OK, please get in touch. But if you’re 50:50 about it, then please look somewhere else.

Since I'm always busy with work, I'm looking for someone who has a regular work schedule. Basically: No ERASMUS party-kids; No tourists; No noisy “home DJs”; Nobody without a day-job.

A few times each year, I look after a friend's cat (including next week!). So please be okay with that.

Rental costs:

The rent calculation includes: Electricity, water, internet, the compulsory ZDF TV licence, and the pre-payments for “nebenkosten”. If you're new to Germany, be sure to ask whether the rent covers the nebenkosten (collective service charges for the entire building, such as trash collection). This is billed one calendar year after you *think* you have already paid the rent. It can be a very expensive and nasty surprise for anyone who is new to Germany.

There is a separate “apartment bank account” for all apartment-related payments; this keeps everything transparent. In order to reserve the room, I would like the successful applicant to transfer a deposit into the apartment account prior moving in. Apologies if this sounds suspicious. But I previously kept the room for someone who never turned up on the agreed moving-in date. As a result, we had to interview new people and cover the lost rent for that month. So I hope that's okay; I'm happy to discuss it during the dreaded "WG casting" interview.

If you’re interested in viewing the room, please make an appointment. Because I work long hours, visiting times will usually be: Weekdays from 18:30hr+, and weekends any time that’s convenient. I usually have nice cookies, tea, or beer for potential housemates.
