Der Raum ist länglich geschnitten und liegt zur Straßenseite, die aber in der Regel sehr ruhig ist. Besonderes Merkmal des Zimmers eine Backsteinwand an einer der langen Seiten.
Das Zimmer wird mit einem Bett, einem kleinen Tisch und einer Kleiderstange möbliert sein (siehe Fotos).
Ich bin derzeit alleiniger Hauptmieter der Wohnung und vermiete zwei Zimmer unter. Das Zimmer könnte vorzugsweise ab dem 15.03. angemietet werden, ab dem 01.04.2024 wäre aber grundsätzlich auch denkbar. Im Laufe des aktuellen Jahres 2024 werde ich voraussichtlich umziehen, weswegen ich die Wohnung dann aufgeben und die WG auflösen werde. Es gibt daher leider keine Möglichkeit, für langfristige unbefristete Untermietverträge. Der Mietvertrag würde zunächst bis zum 31.05.2024 oder 30.06.2024 befristet. Je nach Verlauf meiner Wohnungssuche und einem bestehenden Interesse des Untermieters könnte der Vertrag verlängert werden. Dies ist aktuell noch nicht absehbar.

The room is elongated and faces the street, which is usually very quiet. A special feature of the room is a brick wall on one of the long sides.
The room will be furnished with a bed, a small table and a clothes rail (see photos).
I am currently the sole main tenant of the apartment and sublet two rooms. The room could preferably be rented from 15.03., but from 01.04.2024 would also be conceivable in principle. In the course of the current year 2024 I will probably move, which is why I will then give up the apartment and dissolve the shared flat. Unfortunately, there is therefore no possibility for long-term, open-ended subletting agreements. The tenancy agreement would initially be limited until 31.05.2024 or 30.06.2024. Depending on the progress of my search for accommodation and the subtenant's interest, the contract could be extended. This is not yet foreseeable.

Die vier Zimmer Wohnung befindet in etwa 10 Minuten Entfernung zu Fuß von den Bahnhöfen Ostkreuz und Treptower Park. Es gibt von dort aus Regional- , und S-Bahn Verbindungen in alle Ecken Berlins und Brandenburgs. Außerdem ist man in 5 Minuten an der Spree und ebenfalls nur 10 Minuten entfernt liegt der Bahnhof Warschauer Straße. Von der sehr nahe gelegenen Busstation am Markgrafendamm gelangt man direkt nach Neukölln und Schöneberg.
The flat is in a distance of just 10 min to the train stations Ostkreuz and Treptower Park. With the trains you can go directly into the heart of the city center and even Brandenburg (regional- and S-trains direction Alexanderplatz/Friedrichstraße etc.). Also you can walk in 5 minutes to the Spree and in around 10 minutes to Warschauer Straße/Kreuzberg. Further more there´s a bus nearby at Markgrafendamm, which goes directly to Neukölln and Schöneberg.
Die WG ist international ausgerichtet und offen für verschiedene Lebensweisen. Aktuell leben hier türkische, japanische und deutsche Mitbewohner zusammen. Das WG Leben gestalten wir ganz unterschiedlich und hängt denke ich davon ab, was jeder im Moment will und wie gut man sich versteht. In jedem Fall ist ein freundlicher und rücksichtsvoller Umgang miteinander wichtig.
The shared flat is international and open to different lifestyles. Turkish, Japanese and German flatmates currently live here together. We organize life in the shared flat very differently and I think it depends on what everyone wants at the moment and how well we get on. In any case, friendly and considerate interaction is important.
Wir können gerne zur Besichtigung des Zimmers einen Termin vereinbaren. Die Besichtigungen werden am Donnerstag, den 07.03.2024 zwischen 18.30 und 21.00 Uhr und am Samstag, den 09.03. zwischen 10.00 und 12.00 Uhr und zwischen 14.00 und 18.00 Uhr stattfinden.

We can arrange an appointment to view the room. The viewings are expected to take place on Thursday, 07.03.2024 between 18.30 and 21.00 and on Saturday, 09.03. between 10.00 and 12.00 and between 14.00 and 18.00.
