es ist ein Zimmer frei geworden in einer schönen Wohnung im entspannten Friedrichshagen. Die Wohnung liegt in einem Mehrfamilienhaus in einem ruhigen "Villenviertel" und befindet sich im 2. OG (Dachgeschoss). Das Zimmer ist ca. 16 m² groß mit etwa 2,50m hohen Decken und hat einen kleinen Balkon mit Blick auf den Sonnenuntergang. Ich habe Möbel da, du kannst aber auch deine eigenen Möbel mitbringen. Ganz wie du magst. Die Fotos sind nicht die Besten. Komm einfach vorbei und schau dir die Gegend und die Wohnung an. Bei der Wohnungsgestaltung kannst du dich sehr gerne kreativ mit einbringen, wenn du magst. Die Wohnung hat sehr viel Potential. :-)
Als Gemeinschaftsräume gibt es eine voll ausgestattete Küche, ein Badezimmer mit Badewanne und Waschmachine, einen geräumigen Flur mit sehr viel Stauraum und ein riesiges Wohnzimmer von dem aus man die Müggelspree sehen kann. Alle Räume bekommen viel Licht. Dazu gibt es ein Kellerabteil, einen kleine Gemeinschaftsfläche zum Gärtnern und einen Fahrradraum. Die Parkmöglichkeiten sind sehr gut und kostenlos.
Der Preis liegt bei 650€ und die Kaution liegt bei einer Monatsmiete also auch bei 650€, ist aber verhandelbar. Es wird ein Untermietvertrag gemacht. Eine Anmeldung ist natürlich möglich. Im Preis ist alles enthalten (Kaltmiete + Betriebskosten, GEZ, Strom, Internet, Hausrat, etc.)

a room has become available in a beautiful apartment in the relaxed Friedrichshagen. The apartment is located in a multi-family house in a quiet "villa district" and is on the 2nd floor (attic). The room is approximately 16 m² in size with ceilings about 2.50 meters high and has a small balcony overlooking the sunset. I have furniture there, but you can also bring your own furniture if you prefer. It's entirely up to you. The photos are not the best. Just come by and take a look at the area and the apartment. You're very welcome to contribute creatively to the apartment design if you wish. The apartment has a lot of potential. :-)
As common areas, there is a fully equipped kitchen, a bathroom with a bathtub and washing machine, a spacious hallway with plenty of storage space, and a huge living room from which you can see the Müggelspree. All rooms get plenty of light. Additionally, there is a cellar compartment, a small communal area for gardening, and a bicycle room. Parking possibilities are very good and free.
The price is 650€ and the deposit is one month's rent, also 650€, but negotiable. A sublease contract will be made. Registration is, of course, possible. The price includes everything (basic rent + operating costs, broadcasting fee, electricity, internet, household insurance, etc.).
Die Wohnung befindet sich 2 Minuten entfernt von der Tram 61 und 60 mit denen man sehr schnell zur beliebten Bölschestraße, allerlei Läden und Supermärkten, sowie zu den S-Bahnhöfen Friedrichshagen und Köpenick kommt. Der S- Bahnhof Hirschgarten ist fussläufig durchs Grüne erreichbar. Man kommt mit der S3 sehr gut ins Zentrum Berlins. Die Gegend ist umgeben von Wiesen, Wäldern und zahlreichen Bademöglichkeiten. Die Müggelspree ist von den Wohnzimmerfenstern aus zu sehen. :-)

The apartment is located 2 minutes away from tram lines 61 and 60, which provide quick access to the popular Bölschestraße, various shops and supermarkets, as well as the S-Bahn stations Friedrichshagen and Köpenick. The S-Bahn station Hirschgarten is within walking distance through greenery. With the S3 line, you can easily reach the center of Berlin. The area is surrounded by meadows, forests, and numerous swimming opportunities. The Müggelspree can be seen from the living room windows. :-)
Die WG besteht aus Dir, Nova (3 Jährige schnuckelige Hündin) und mir (Tobi, 35 Jahre). Ich wohne seit 2009 in Berlin und komme ursprünglich aus der Nähe von Dresden.
Ich habe einen IT-Job im Homeoffice, bin ehrenamtlich tätig und bin ein relativ ruhiger Typ. Ich koche viel, bin recht gesellig, spiele gern Gesellschaftsspiele, bin oft draußen unterwegs und erzähl dir gerne mehr über mich bei einem ersten Bierchen. :-)
Ich bin kein Sauberkeitsfanatiker, aber möchte gerne, dass es in den Gemeinschaftsräumen ordentlich ist und sich Alle wohl fühlen. Wie wir das bewerkstelligen und was Sauberkeit für uns bedeutet, können wir gern gemeinsam entscheiden. Ich möchte gerne, dass es uns Allen gut geht und wir uns in der Wohnung wirklich wohl fühlen. Ich freue mich darüber gemeinsam Zeit zu verbringen, respektiere aber auch deine Privatsphäre und deinen Wunsch nach Ruhe. Eine gute Kommunikation und gegenseitiger Respekt sind für mich das Wichtigste in einer WG.

The flat share consists of you, Nova (3-year-old adorable dog), and me (Tobi, 35 years old). I have been living in Berlin since 2009 and originally come from near Dresden.
I have an IT job working from home, I'm involved in volunteering, and I'm a relatively quiet type. I enjoy cooking, I'm quite sociable, I like playing board games, I'm often outdoors, and I'd be happy to tell you more about myself over a first beer. :-)
I'm not a cleanliness fanatic, but I would like the communal areas to be tidy and for everyone to feel comfortable. How we achieve this and what cleanliness means to us, we can decide together. I want us all to be happy and truly comfortable in the apartment. I enjoy spending time together, but I also respect your privacy and your desire for peace and quiet. Good communication and mutual respect are the most important things to me in a flat share.

Beschreibe dich doch gerne bitte etwas und wonach du suchst. Wie findest du Hunde und wie kommst du mit ihnen zurecht, da Nova definitiv in der Wohnung bleiben wird. :) Bitte hab dafür Verständnis, dass ich auf nicht passende Anfragen nicht eingehen werde.
