WG-Zimmer in ruhiger 3er WG im schönen Lichtenberg

Hallo ihr lieben,
Wir (Jannick und Tim) suchen für unsere WG Zuwachs, da unser kleines Zimmer Ende März frei wird (Einzug 04.04.2024).

Wir befinden uns hier im Altbaubestand rund um das Sana-Klinikum Lichtenberg (Freiaplatz).
Die Anbindung an die Öffis ist ziemlich gut, je nachdem wie dein Ziel ist kannst du in 10 min an der S- und U-Bahn (Bahnhof Lichtenberg) sein, die dich schnell ins Innenstadtnetz bringt, genauso ist direkt vor der Haustür aber auch Tram und Bus, die dich vor allem im Osten der Stadt voranbringen.

Die Zimmer unserer WG werden einzeln und möbliert vermietet. Das bedeutet du hast direkt einen Mietvertrag mit unserem Vermieter und es ist eine Grundausstattung im Zimmer, die du natürlich erweitern und modifizieren kannst. Allerdings soll die Grundausstattung beim Auszug wieder so sein wie vorher. In dem Zimmer sind insbesondere das Hochbett/Schreibtisch und die Regale an der Tür fest verbaut, um die Platzsituation best möglichst nutzen zu können. Eine hohe Decke, ein Holzboden und drei kleine Fenster schaffen eine intime und gemütliche Atmosphäre.

In der WG geht es ruhig und beschaulich einher. Wir versuchen uns aufeinander einzustellen und den gemeinsamen Raum rücksichtsvoll zu nutzen.
Da wir leider nur wenig Platz zum zusammensitzen in unserer Küche haben, genießen wir vor allem im Sommer unseren Balkon, der an der Küche ist und immer für eine Zigarette oder Kaffee gut ist. Einen Putzplan haben wir auch, der mehr oder weniger akkurat befolgt wird, trotz allem aber gute Ergebnisse liefert.

Ich bräuchte wieder die üblichen Unterlagen (Perso, aktuelle Schufa (solicitar ahora) , Mietschuldenfreiheit, Einkommensnachweise der letzten 3 Monate oder Bürgschaft der Eltern+Einkommensnachweise der letzten 3 Monate)

Wäre also gut wenn die Beschaffung der Unterlagen für dich kein großes Problem sind. Zumal viele Vermieter diese oder ähnliche Unterlagen wollen :)

We (Jannick and Tim) are looking for an addition to our flat-sharing group, as our small room will become available at the end of March (move-in date 01.04.24).

We are in an old building around the Sana-Klinikum Lichtenberg (Freiaplatz).
The public transport connection is quite good, depending on your destination, you can be at the S-Bahn and U-Bahn (Lichtenberg station) in 10 minutes, which will quickly take you to the city centre, but there are also trams and buses right outside the front door, which will take you to the east of the city.

The rooms in our shared flats are rented individually and furnished. This means you have a direct rental contract with our landlord and there is basic equipment in the room, which you can of course expand and modify. However, it should be the same again when you move out. In particular, the loft bed/desk and the shelves by the door are fixed in the room to make the best possible use of the space. As you can see from the pictures, and as already mentioned above, the room is a bit small at just 11m^2. Of course, the loft bed makes things a bit easier, and the small windows guarantee an intimate atmosphere. But lamps and your own ideas can certainly turn the room into a good place if you want to get involved.
In the shared flat, things are quiet and contemplative. We try to adjust to each other and use the shared space considerately.
Since we unfortunately have little space to sit together in our kitchen, we enjoy our balcony, which is next to the kitchen and always good for a cigarette or coffee, especially in the summer. We also have a cleaning schedule, which is followed more or less accurately. In spite of everything, however, it delivers good results.

I would need the usual documents again (identity card, current Schufa (solicitar ahora) , no rent debts, proof of income for the last 3 months or parents' guarantee+proof of income for the last 3 months).

So it would be good if obtaining the documents is not a big problem for you. Especially since many landlords want these or similar documents :)
