Hard facts in a nutshell:
• Super groß: 36qm das Zimmer, Riesen Wohn-Küche und 150qm die Wohnung, zwei Bäder + Balkon
• Super hell: Sonnenaufgang und den Untergang sieht man (im Winter) auch
• Super connected: zu Fuß -> U9 Turmstr 4 min, S-Bahn Bellevue 10 min, M10 1 min, 5 min zur Spree, und noch einige Buslinien
• Super ausgestattet: Die Wohnung hat alles was ihr braucht. Küche. Waschmaschine, Spülmaschine, Staubsauger etc.
Die Wohnung ist in der 4. Etage, Altbau. Kein Aufzug. Super Nachbarn. Vollausgestattete
Wohnung. Es gibt zwei Bäder, einen langen Südbalkon (auch für Raucher interessant), das Wohnzimmer und die Küche sind wie auf dem Bild zu sehen offen verbunden. Das Zimmer ist ca. 36qm groß, hat zwei Riesenfenster Richtung Osten (Sonnenaufgang) und Süden. Es hat einen Kamin der angeblich funktioniert. Wir habe es aber nicht ausprobiert, da wir keinen Rauch und Feuer im Schlafzimmer wollten. Das Zimmer ist meistens ruhig, aber man hört durchaus die Geräusche von Bus/Straßenbahn/Passanten unten auf der Straße. Es ist wie gesagt ein Altbau, in dem alte Doppelglasfenster verbaut sind.

Hard facts in a nutshell:
• Huge apartment (ca. 150 sqm) big room (36 sqm), kitchen, two bathrooms + balcony
• The apartment is in the fourth floor (without elevator) and super bright. Amazing sunrise and sunset views (also in Winter when it shines!)
• Well connected: by foot -> U9 Turmstr. 4 min, M10 Tram 1 min, Bellevue S-Bahn 10 min + multiple bus lines, Spree 5 min
• Well equipped: Everything is there kitchen, bathroom, etc (dishwasher, vacuum cleaner, etc.)
4. floor. „Altbau“, balcony to the south, very bright with huge windows. There is a fireplace in the room. It may work, We did not try because we did not want smoke in a sleeping room. The room is mostly quite but of course you can sometimes hear the bus or the street. It is an old building with its own charm!

• Hübsche Cafés um die Ecke, verschiedenste Restaurants zuhauf, nette Bars

Deine künftigen Mitbewohner sind Dani und Martin. Dani (36 Jahre) ist Architekt und Martin (38 Jahre) ist Wissenschaftlicher Mitarbeiter. Es ist ein sehr angenehmes rücksichtsvolles Miteinander, man kocht gerne mal was zusammen, sitzt am langen Tisch zum Quatschen, Bierchen trinken, Fußball gucken etc. Definitiv ein gemeinschaftliches WG-Leben und keine Zweck-WG. Aber es arbeiten alle und auf Privatsphäre wird geachtet. Ein künftiger Mitbewohner sollte auch im „Arbeitsalter“ sein oder zumindest die wilde Dauerpartyzeit hinter sich haben ;-) Wir suchen jemanden, der langfristig einziehen möchte und ggf. auch bereit wäre, in den Hauptmietvertrag einzusteigen.

Your future flatmates are Dani (36 yo), an architect, and Martin (38 yo), an assistant professor. It is a harmonic respectful living together. With nice cooking evenings or sometimes drinks and football. But of course everyone is working so there is also the privacy you need after a hard working day. We are looking for someone who wants to stay long term, is in the „working age“ as well. No party hard students ;)
Ich ziehe Anfang – Mitte Dezember aus. Das Einzugsdatum ist verhandelbar, allerspätestens allerdings der 1.1.2024. Besichtigungen könnten am zweiten oder dritten Novemberwochenende stattfinden.
Folgende Dinge in meinem Zimmer müssten übernommen werden:
• Kaminfeuer für 40 Euro
• evtl. Vorhänge für 80 Euro
• Massivholzbett (Indra, home affaire) für 150 Euro (falls benötigt)
Abschlag wird außerdem fällig für gemeinsame Anschaffungen (Kühlschrank, Schränke, ...), so dass es insgesamt wie oben angegeben 600 Euro sind.
Die Miete beträgt 732 Euro alles inkl. (Gas, Strom, GEZ, Internet).
Bitte sende uns ein paar kurze Infos zu dir, gerne mit Facebook, Instagram, Xing oder was du magst. Und packe noch den Zusatz „Bonsai“ an den Anfang deiner Mail, damit wir wissen, dass du dieses Angebot bis zum Schluss gelesen hast.

I will move out beginning – mid of December. From then on till 1.1.2024 latest you can join the apartment team! Viewings would be possible the second or third weekend in November.
Furniture: the following furniture I would like for the next tenant to take over;
• Artificial fire for 40 euros
• Curtains for 80 euros (to be decided)
• Bed (Indra by home affaire) 150 euros (if wanted)
In total, there is 600 euros to pay, the rest for WG stuff (fridge, shelves, ...)
