es ist ein möbiliertes Zimmer frei und wartet auf euch.
Vorab: Ich werde nicht jedem (ausführlich) antworten können. Nichts für ungut!

Ich vermiete zwei möbilierte WG-Zimmer (16qm und 21qm) bzw. fast meine ganze Wohnung, da ich mich für einige Zeit wenig dort aufhalten werde.

Egal ob ihr auf Wohnungssuche seid und einen kurzzeitigen Hafen benötigt oder ihr länger bleiben möchtet, meldet euch gerne bei mir.
Die Wohnung wurde vor 2 Jahren komplett saniert. Daher sehr schön aber der Vermieter verlangt dementsprechend eben auch Miete.
Beide Zimmer gehen zur ruhigen und schönen Rückseite des Gebäudes heraus.
Die Wohnung vermiete ich komplett möbiliert. In der Küche ist alles da und die Geräte (Großer Kühlschrank, Herd, Spülmaschine, Wasschmaschine, etc) sind alle unter 2 Jahre alt und verbleiben zur Nutzung dort. Dazu kommt eine von mir einbaute Küchenzeile, samt Esstisch und Sitzgelegenheit.
Das Tageslichtbad verfügt über eine neue Badewanne.
Im Keller kann ein Fahrrad untergestellt werden.
In den Kosten ist das folgende enthalten: Miete, Internet, Nebenkosten pauschal. Es kommen also keine weiteren Kosten auf euch zu.
Eine Anmeldung ist derzeit für eine weitere Person möglich. Das kläre ich dann im Gespräch mit euch ab.
Für das hier inserierte Zimmer kann eine Schlafcouch, ein Tisch samt Suhl, sowie mehrere Regale zur Verfügung gestellt werden.
Von dem Zimmer geht noch eine Tür zum großartigen Wintergarten ab. Dieser ist Bestandteil des Zimmers. Super praktisch und schön.
Ihr könnt natürlich selbst noch Möbel einbringen oder ersetzen. Lasst uns dann einfach darüber sprechen und es findest sich bestimmt ein guter Weg.

The flat was completely renovated 2 years ago. Therefore very nice but the landlord is asking for rent accordingly.
Both rooms face the quiet and beautiful back of the building.
I rent the flat fully furnished. In the kitchen everything is there and the appliances (large fridge, cooker, dishwasher, washing machine, etc) are all less than 2 years old and remain there for use. There is also a kitchenette that I installed, including a dining table and seating.
The daylight bathroom has a new bathtub.
A bicycle can be stored in the cellar.
The following is included in the costs: Rent, internet, utilities all-inclusive. So there are no further costs for you.
It is currently possible to register an additional person. I will clarify this in a conversation with you.
The room advertised here can be furnished with a sofa bed, a table and chair and several shelves.
A door leads from the room to the magnificent conservatory. This is part of the room. Super practical and beautiful.
You can of course bring in or replace furniture yourself. Just let's talk about it and we'll find a good solution.
Die nächste U-Bahnhaltestelle (U7 Parchimer Allee) ist nur fünf Minuten entfernt. Die Bushaltestelle ist direkt um die Ecke.
In der Nähe sind verschiedene Supermärkte (Lidl, Kaufland, Edeka, Aldi) gut erreichbar.
Ein Späti und eine Dönerbude sind ebenfalls sehr nah.
Der Mauerradweg ist um die Ecke. Für Studenten nach Adlershof oder zum biken und inlinern optimal.
Der Stadtteil Britz gehört zum südlichen Neukölln.

The nearest underground station (U7 Parchimer Allee) is only five minutes away. The bus stop is just round the corner.
Various supermarkets (Lidl, Kaufland, Edeka, Aldi) are within easy reach.
A Späti and a kebab shop are also very close.
The Mauerradweg cycle path is around the corner. Ideal for students travelling to Adlershof or for biking and inline skating.
The Britz district is part of southern Neukölln.
Es ist mehr oder weniger eine WG-Neugründung, da ich zeitgleich zwei Zimmer inseriere. Man kann somit ein Zimmer oder auch beide möbiliert anmieten. Ich kann eine weitere Person aufgrund meines berechtigten Interesses als Untermieter von mir in die Wohnung aufnehmen. Sobald der Hauptvermieter dies bestätigt hat, kann ich eine Wohnungsgeber erstellen und eine Anmeldung kann für diese Person erfolgen.
Ich bleibe formal in der Wohnung wohnen und bewohne ein kleines Zimmer mit Bett. Dieses Zimmer kann gerne in meiner nicht unerheblichen Abwesenheit gerne als Gästezimmer genutzt werden. Ich bin nur ca. ein Wochenende im Monat in Britz und komme dann wegen Post etc vorbei. Wenn ich da bin kümmere ich mich nur um organisatorische Belange etc. Aber ihr werdet mich ja ggf. noch bei der Besichtigung kennenlernen.
Nur kurz zu mir vorab: Ich bin (angeblich) ein sehr umgänglicher humorvoller Mensch und arbeite als Vertretungslehrer an Gymnasien, bin aber noch immer Lehramtsstudent im Master in Berlin. Nur komme ich gerade nicht so viel zum studieren. Irgendwann in den nächsten Jahren möchte ich mein Studium auch weiter fortführen. Bis dahin bin ich aber nur selten in Britz und daher so gut wie nie in der WG. Wenn ich denn mal aufschlage, gebe ich gerne vorher Bescheid. Es ist demnach sowohl eine Kurz- als auch Langzeitmiete möglich, abhängig vom Mieterverhalten und meiner Lebenssituation.

It is more or less a new flat share, as I am advertising two rooms at the same time. You can therefore rent one or both rooms furnished. I can take another person into the flat as a subtenant on the basis of my legitimate interest. As soon as the main landlord has confirmed this, I can create a landlord's licence and a registration can be made for this person.
I will formally stay in the flat and live in a small room with a bed. This room can be used as a guest room during my not inconsiderable absence. I am only in Britz about one weekend a month and then come round for post etc. When I am there I only take care of organisational matters etc. But you might get to know me during the viewing.
Just a brief introduction: I'm (supposedly) a very sociable, humorous person and work as a substitute teacher at grammar schools, but I'm still studying for a Master's degree in teaching in Berlin. I just don't get to study that much at the moment. At some point in the next few years, I would like to continue my studies. Until then, I'm only rarely in Britz and therefore hardly ever in the flat share. If I do turn up, I'll be happy to let you know in advance. Both short and long-term rentals are possible, depending on the tenant's behaviour and my living situation.
Bitte schreibt mir schon ein paar Infos über euch (z.B. Tätigkeit, Möglichkeit wie ihr Miete aufbringt, Lieblingsnudelsorte o.ä.,), damit ich mir ein Bild machen kann. Ich werde euch, sollte es meiner Meinung nach passen, dann zurückschreiben.
Wenn ihr Interesse haben solltet, schreibt mir gerne auch schon wann ihr vorbeikommen könnt. Am besten ihr macht gleich zwei oder drei Vorschläge.
