Hello there, I’m subletting a room in my apartment from March 10th/15th to June 30th. The room is fully furnished and the quietest one in the flat as the windows open to the inner courtyard.
The other room (mine) has access to the balcony but I’ll be away a lot over the next months, and I’m happy to leave access to my room (which doubles as a living room) and to the balcony open.
Despite this being a short term sublet, I’m asking for a caution because I’ve had some bad experiences in the past. Of course, you will get your full caution back if the room is left in good conditions after your stay (that is, if the room is left clean, with no damage to things and plants).
This is a non-smoking, no-pet household. Of course in March you would only pay half the rent. There might be a possibility to extend the sublet for longer (I can say more on that during the visit).

Hallo, ich untervermiete ein Zimmer in meiner Wohnung vom 10./15. März bis 30. Juni. Das Zimmer ist voll möbliert und das ruhigste in der Wohnung, da sich die Fenster zum Innenhof hin öffnen.
Das andere Zimmer (meins) hat Zugang zum Balkon, aber ich werde in den nächsten Monaten viel unterwegs sein, und ich bin froh, den Zugang zu meinem Zimmer (das auch als Wohnzimmer dient) und zum Balkon offen zu lassen.
Obwohl es sich um eine kurzfristige Untervermietung handelt, bitte ich um eine Kaution, da ich in der Vergangenheit einige schlechte Erfahrungen gemacht habe. Natürlich erhältst du die Kaution zurück, wenn das Zimmer nach deinem Aufenthalt in einem guten Zustand hinterlassen wird (d. h. wenn das Zimmer sauber hinterlassen wird und keine Schäden an Gegenständen und Pflanzen entstanden sind).
Dies ist ein tier- und rauchfreier Haushalt. Im März würden Sie natürlich nur die Hälfte der Miete zahlen. Es gibt vielleicht die Möglichkeit, die Untermiete länger zu verlängern (dazu kann ich bei der Besichtigung mehr sagen).
