Tolle Wohnung für 1 - 2 in zentraler Lage/Cool appartment for 1 - 2 in central location

We are looking for someone to take over our rental contract starting September, short-term stay is possible as well (min. until end October) - particularly ideal for exchange students coming for the winter semester. It is great also for a couple or WG for 2 friends.
The flat is a studio, with a smaller semi-separated room of about 8 m square, and a large room (about 25 m square) with a small furnished kitchen in a separate half-room. There is also a bathroom with a shower and small hall with built-in closet. You can see what it looks like currently from the photos, you can keep most of the furniture if you’d like to.
The larger room has currently working/dining table, some storage, and TV. There is also access to balcony and as the place is on the last floor, the view is great. The kitchen is a bit small, but has everything necessary – fridge with a freezing compartment, stove and oven. The bathroom has a shower, toilet and sink (I guess as would be expected).
As for the house, the apartment is on the 7th floor but there is elevator so it’s not a problem. The cellar has lockable storage, bike area, and washing/drying machines (1.75 E/use). There is a very friendly caretaker and a cleaner taking care of the common areas.

Wir suchen jemanden, der ab September unseren Mietvertrag übernehmen kann, kurzfristige Miete ist auch möglich (mind. bis Ende Oktober) - besonders ideal für Austauschstudierende für das Wintersemester. Es ist auch für ein Paar oder WG für 2 Freunde toll.
Die Wohnung ist ein Studio, mit einem kleineren Raum von ca. 8 m Quadratmeter und einem großen Raum (ca. 25 Qm) mit einer kleinen möblierten Küche in einem halb-getrennten Raum. Es gibt auch ein Badezimmer mit Dusche und kleine Halle mit Einbauschrank. Du kannst sehen, wie es jetzt aussieht von den Fotos, und du kannst die meisten Möbel übernehmen, wenn du möchtest.
Der größere Raum hat einen Arbeit / Esstisch, einige Regale und TV. Es gibt auch Zugang zum Balkon mit toller Aussicht. Die Küche ist etwas klein, hat aber alles Notwendige - Kühlschrank mit Gefrierfach, Herd und Backofen. Das Badezimmer hat eine Dusche, WC und Waschbecken (natürlich).
Die Wohnung ist auf der 7. Etage, aber es gibt Aufzug, also es ist kein Problem. Der Keller hat abschließbare Lagerung, Fahrradbereich und Wasch- / Trockenmaschinen (1,75 E / Gebrauch). Es gibt einen sehr freundlichen Hausmeister und eine Putzhilfe kümmert sich um die gemeinsamen Bereiche.
