Das helle 20m2 große Zimmer befindet sich in einer sanierten Altbauwohnung mit originalem Fischgrätenparkett und traumhaft hohen Decken (ideal für ein Hochbett).
Die übrige Wohnung besteht aus einer Küche mit Essbereich, einer Speisekammer, einer Abstellkammer, Bad mit Dusche und ein extra WC, einem großen Flur, sowie die drei weitere Zimmer der anderen Mitbewohnerinnen.
Von (niegel-nagel-neuer) Waschmaschine, Spülmaschine, high Tech Mixer und 5 verschieden Kaffeezubereitungssets ist alles vorhanden. Alles, was noch fehlt, bist du.
Da wir uns in der Hochparterre befinden, kann niemand vom Gehsteig in die Zimmer hineinsehen und es bleibt im Sommer schön kühl.
Es ist eine einmalige Kaution von 875€ zu hinterlegen. Die Monatsmiete inkl. Strom + Versicherung + Internet beträgt 445€
Der Einzugstermin ist variabel von Februar bis einschließlich März.
Ich (Katja) würde gerne alle Möbel (Bett, Kleiderschrank, Kommode, Spiegel, Regale, Tisch, Stuhl und Sofa) im Zimmer lassen, du kannst sie gegen eine Ablöse gerne übernehmen.

The bright 20m² room is located in a renovated old building apartment with original herringbone parquet flooring and fantastically high ceilings (ideal for a loft bed).
The rest of the apartment consists of a kitchen with a dining area, a pantry, a storage room, a bathroom with a shower, and an extra toilet, a large hallway, as well as the three other rooms of the other roommates. From (brand new) washing machine, dishwasher, high-tech mixer, and 5 different coffee preparation sets, everything is available. All that's missing is you.
Since we are on the raised ground floor, no one can look into the rooms from the sidewalk, and it remains nicely cool in the summer. A one-time deposit of €875 is required. The monthly rent including electricity + insurance + internet amounts to €445. The move-in date is flexible from February to March inclusive.
I (Katja) would like to leave all the furniture (bed, wardrobe, chest of drawers, mirror, shelves, table, chair, and sofa) in the room, and you are welcome to take them over for a fee.
Die WG befindet sich in der Nähe der KF-Universität (direkt hinter dem Resowi) in einer ruhigen Nebenstraße. Somit sind wir mitten im Studi-Viertel! Kürzer könnte der WG zur KF kaum sein!
Die Linien 31 und 58 sind innerhalb von 1 Minute, die 1er und 7er Bim sind binnen 10 Minuten zu Fuß zu erreichen. Einkaufsmöglichkeiten sind auch nur 5 Minuten zu Fuß entfernt (Spar & Billa, Bipa 10 min entfernt). Zur Karl-Franzens Uni und dem Resowi geht man nur 2 Minuten zu Fuß, zur TU gelangt man in 10 Minuten mit dem Rad. Auch die Erholungsgebiete Hilmteich und Stadtpark sind in nur wenige Minuten mit dem Fahrrad erreicht. In die Innenstadt gelangt mit dem Fahrrad in unter 10 Minuten.

The shared apartment is located close to the KF University (right behind the Resowi) on a quiet side street. Thus, we are right in the middle of the student district! The distance to the KF could hardly be shorter!
The lines 31 and 58 can be reached within 1 minute, and the 1 and 7 tram lines are within a 10-minute walk. Shopping facilities are also just 5 minutes away on foot (Spar & Billa, Bipa 10 minutes away). It's only a 2-minute walk to the Karl-Franzens University and the Resowi, and you can reach the TU in 10 minutes by bike. The recreational areas Hilmteich and Stadtpark are also just a few minutes away by bike. You can get to the city center by bike in less than 10 minutes.
In unserer WG leben momentan Anna (25, Psychologie Studentin), Katja (26, Psychologie Studentin), Lena (22, ÖGS Transkulturelle Kommunikation) und Verena (25, Psychologie und Genderstudies Studentin). Wir sind eine gemütliche WG und hängen nicht immer aufeinander, da wir allesamt busy sind. Nichtsdestotrotz sind uns ein nettes Miteinander und gemeinsame WG Abende sehr wichtig.
Ich (Katja) ziehe Mitte Februar/ Anfang März schweren Herzens aus dieser unglaublich süßen WG aus und kann meine Mädels nur empfehlen: In unserer WG erwartet dich eine herzliche und freundliche Atmosphäre, in der Kommunikation großgeschrieben wird (typisch Psych-Studis). Wir verbringen gerne Zeit miteinander: es ist immer jemand zum Kaffe-Plausch aufgelegt. Gleichzeitig hat man aber auch genug Freiraum, wenn man sich diesen wünscht.
Damit die WG nicht im Chaos versinkt, haben wir einen Putzplan und das funktioniert auch sehr gut.
Wir sind eine Nichtraucherinnen WG und würden das auch gerne bleiben.

Currently living in our shared apartment are Anna (25, psychology student), Katja (26, psychology student), Lena (22, Transcultural Communication student), and Verena (25, psychology and gender studies student). We are a cozy shared apartment and don't always hang out together since we are all quite busy. Nonetheless, a friendly coexistence and shared apartment evenings are very important to us.
I (Katja) am moving out in mid-February/early March with a heavy heart from this incredibly sweet shared apartment and can only recommend my girls: In our shared apartment, you can expect a warm and friendly atmosphere where communication is key (typical for psychology students). We enjoy spending time together; there's always someone up for a coffee chat. At the same time, there's plenty of personal space whenever you wish for it.
To prevent the apartment from descending into chaos, we have a cleaning schedule, and it works very well. We are a non-smoking shared apartment.

Fun fact: So far, former roommates have only moved out when they a) successfully completed their studies or b) moved in with the love of their life. If karma exists, this shared apartment has pretty good karma ;)
