Wir gründen eine WG in einem schönen, generalsanierten Dachgeschossausbau in der Conrad-von-Hötzendorfstraße. EInzug ab 17.04 möglich, ab 01.05 erwünscht, spätestens Mitte Mai notwendig.

Zu mir, mein Name ist Michael, ich bin 35 und ich bin Wissenschaftler an der Universität Graz am DINAMA. Wenn ich nicht am Schreibtisch oder im Hörsaal bin, findet ihr mich in der Boulderhalle, in einer Bar, manchmal beim Yoga und auf Instagram unter michaelfisch3r. Guter Kaffee in der Wohnung ist mir wichtig, noch wichtiger eine (mindestens) progressive Welteinstellung. Ich spreche Deutsch und Englisch und ein ganz wenig Japanisch.
Yannick ist 22 und kommt nächsten Monat frisch in Graz an. Momentan bereist er die Welt und mischt Cocktails.


Mein Hauptwohnsitz ist in Wien, ich bin also jede Woche nur zwei bis drei Nächte in Graz und in der Wohnung. Trotzdem freue ich mich, wenn das keine Zweck-WG wird. Bei der Wahl der Mitbewohner*innen muss es primär zwischenmenschlich passen. Bei der Raumaufteilung bin ich dafür flexbiel, wie im Grundplan zu sehen, sind zwei der Räume recht groß.
Momentan ist geplant, dass Yannick den linken Raum nimmt, ich den rechten und dort ensteht auch eine Gemeinschaftsraum/Couchecke.
Ich nehme aber auch das klein(st)e Zimmer, wenn Du unbedingt in das große Zimmer möchtest. Dann ist der Mietpreis natürlich ein anderer.

Die Zimmer haben 17.5, 14 und 21 Quadratmeter (nach Beachtung der Dachschräge). Die Fenster haben Rolläden außen. Die Lage ist top für fast alle Standorte der Universitäten, man ist direkt am Jakomini, Supermärkte, Bars, Restaurants, alles ums Eck.
Zu den Kosten. Momentan wird noch die Fernwärme auf Kosten des Wohnungsbesitzers eingeleitet und die alten Heizkörper ausgebaut. Dies reduziert die Energiekosten enorm. Ich rechne mit Nebenkosten, also Betriebskosten, Energie, Internet, von 340 Euro im Monat, dabei sind die Energiekosten natürlich momentan ein wenig unberechenbar.
Das ergibt für das kleine Zimmer Kosten von (hoffentlich maximal) 390€. Aber erneut, Energiekosten sind geschätzt, die günstige Fernwärme kommt erst rein, ich gebe aber lieber eine zu hohe, als zu niedrige Schätzung ab und gebe meinen künftigen Mitbewohner*innen bei der Jahresabrechnung dann etwas zurück :)

Die Küche ist neu und wurde von uns schon mit fast allen Notwendigkeiten ausgestattet. Fahrradkeller mit Rampe vorhanden, Keller jedoch nicht.

Einzug möglich aufgrund des Umbaus voraussichtlich Montag.

We are founding a shared apartment in a beautiful, generally renovated attic conversion in the Conrad-von-Hötzendorfstraße. Move-in possible from 17.04, desired from 01.05, necessary by mid-May at the latest.

About me, my name is Michael, I am 35 and I am a scientist at the University of Graz at DINAMA. When I'm not at my desk or in the lecture hall, you can find me in the bouldering gym, in a bar, sometimes doing yoga and on Instagram under michaelfisch3r. Good coffee in the apartment is important to me, even more important a (at least) progressive world attitude. I speak German and English and a very little Japanese.
Yannick is 22 and will arrive fresh in Graz next month. At the moment he is traveling the world and mixing cocktails.

My main residence is in Vienna, so I'm only in Graz and in the apartment for two to three nights every week. Still, I'm happy if this doesn't become a purpose-built shared apartment. When choosing roommates, it has to be primarily a good interpersonal fit. With the room layout I am flexbiel for it, as to see in the basic plan, two of the rooms are quite large.
At the moment it is planned that Yannick takes the left room, I take the right one and there will be a common room/couch corner.
But I also take the small(est) room if you absolutely want to go to the big room. Then the rent is of course different.

The rooms have 17.5, 14 and 21 square meters (after considering the slope of the roof). The windows have shutters on the outside. The location is top for almost all locations of the universities, you are directly at Jakomini, supermarkets, bars, restaurants, everything around the corner.
About the costs. Currently, the Fernmärme is still installed at the expense of the apartment owner and the old radiators removed. This reduces the energy costs enormously. I calculate with additional costs, i.e. operating costs, energy, Internet, of 340 euros per month, whereby the energy costs are of course a little unpredictable at the moment.
This results in costs of (hopefully maximum) 390€ for the small room. But again, energy costs are estimated, the cheap district heating comes in first, but I prefer to give a too high, than too low estimate and give my future roommates*innen then something back at the annual statement :)

The kitchen is new and was already equipped by us with almost all necessities. Bicycle cellar with ramp available, but cellar not.

Move-in possible due to the reconstruction probably Monday.
