Die gesamte Wohnung liegt in einem teilweise sanierten Altbau (hohe Räume). Das zu vergebende Zimmer ist südseitig ausgerichtet (super hell und sonnig), hat einen eigenen Kaminofen und bieten mit zwei Fenstern einen Blick Richtung Augarten. Die Größe liegt bei etwa 28m².
Die Wohnung verfügt über eine Küche mit Essbereich, einen Abstellraum, ein Badezimmer, eine separate Toilette, eine Wohnzimmer/Vorraum sowie einen kleinen, aber sehr feinen Innenhofbalkon. Im Wohnzimmer gibt es auch einen Kamin der eingeheizt werden kann. Die Küche ist grundsätzlich vollständig eingerichtet (Teller, Besteck, Gläser etc.) und hat einen Geschirrspüler, Backofen, Herd, Kühl- und seperaten Gefrierschrank, sowie Mikrowelle. Im Abstellraum findet sich eine Waschmaschine sowie Platz für Allerlei (Regale). Im Badezimmer ist eine Duschwanne/Badewanne sowie ein großer Heizstrahler für die Wintermonate.
Im Keller gibt es ein großes separates Abteil für die Wohnung sowie mehrere Radabstellplätze. Der Keller kann durch eine separat abschließbare Tür neben der Haustüre, sowie von Innen betreten werden.

The entire flat is located in a partially renovated old building (high rooms). The room for rent is south-facing (super bright and sunny), has its own chimney and has two windows with a view towards the Augarten. The size is about 28m².
The flat has a kitchen with dining area, a storage room, a bathroom, a separate toilet, a living room/anteroom and a small but very nice inner courtyard balcony. In the living room there is also a fireplace that can be heated. The kitchen is basically fully equipped (plates, cutlery, glasses, etc.) and has a dishwasher, oven, hob, fridge, separate freezer and microwave. In the storage room there is a washing machine and space for all kinds of things (shelves). In the bathroom there is a shower tray/bathtub and a large radiant heater for the winter months. In the basement there is a large separate compartment for the flat as well as several bicycle storage spaces. The cellar can be accessed through a separate lockable door next to the front door, as well as from the inside.
Die Wohnung befindet sich direkt am Augarten gegenüber des Paulschlössel bzw. Museum der Wahrnehmung. Ein Spar sowie ein Hofer befinden sich in 5 min gehweite. Auch Haltestellen für den öffentlichen Verkehr befinden sich in direkter Nähe. Für eine direkte weitere Anbindung sind es nur 10 min zu Fuß zum Jakominiplatz. Für RadfahrerInnen bietet sich ein direkter Einstieg in den Murradweg. Der Augarten bietet die perfekte Möglichkeit zum Entspannen sowie im Sommer Veranstaltungen zu genießen oder zum Schwimmen. Zur KF sind es mit dem Fahrrad nur 10 Minuten. Generell sind alle Shops und Locations die man in Graz so besucht super schnell mit dem Fahrrad zu erreichen.

The flat is located directly on the Augarten opposite the Paulschlössel or Museum of Perception. A Spar and a Hofer are within 5 minutes walking distance. Public transport stops are also in the immediate vicinity. For further direct connections, it is only a 10-minute walk to Jakominiplatz. For cyclists, there is a direct access to the Mur cycle path. The Augarten offers the perfect opportunity to relax and enjoy events in summer or to swim. The KF is only 10 minutes away by bike. In general, all the shops and locations that you visit in Graz can be reached very quickly by bike.
Die WG ist eine ungezwungene und lockere Gemeinschaft bestehend aus Patrick (Student), Julia (Studentin), und derzeit noch mir. Patrick studiert Psychologie und Julia Architektur. Beide sind sehr aufgeschlossen und freuen sich, wenn du dich ihnen bei gemeinsamen Koch- und Spieleabenden oder Wanderungen in der schönen Steiermark und darüber hinaus anschließen möchtest.
Grundsätzlich suchen wir jemanden der sich in die WG aktiv einbringen möchte und vorallem längerfristig vor hat hier zu wohnen.

The shared flat is an informal and relaxed community consisting of Patrick (student), Julia (student), and currently me. Patrick is studying psychology and Julia architecture. Both are very open-minded and would be happy if you would like to join them for cooking and games evenings or hikes in beautiful Styria and beyond.
Basically, we are looking for someone who wants to be actively involved in the flat-sharing community and who is planning to live here for a longer period of time.
Die Gesamtkosten für das Zimmer belaufen sich auf 368€ und setzen sich wie folgt zusammen:
* 325€ Miete
* 30€ Strom
* 6€ Haushaltsversicherung
* 7€ Internet
Das Zimmer würde ich teilmöbliert übergeben, da ich aus Österreich wegziehe. Insgesamt würde ich eine Ablöse von 600€ haben wollen.
