Da sich unsere 3er WG mit Februar auflösen wird suchen wir im Sommersemester fürs Erste Zwischenmieter für die Wohnung. Also falls jemand zu zweit oder zu dritt während dieser Zeit einziehen will, ist dies auch möglich.
Mein Zimmer ist 13qm groß und somit das kleinste Zimmer in unserer Wohnung (siehe Lageplan). Doch Dank der südlichen Ausrichtung des Fensters, hin zu einem kleinen Parkplatz, hat man die meisten Sonnenstunden in der WG.
Das Zimmer ist sehr hell und wird möbliert vermietet. Nach meinem Auszug verbleiben im Zimmer ein Bett 140cm inkl. Stauraum (3 Schubladen), der Schreibtisch, das Wandregal sowie der Schrank mit Spiegel.
Die Wohnung ist mit einer modernen Küche, mit Induktionskochfeld, Ofen mit Umluftfunktion, Kühlschrank, Tiefkühler, und Geschirrspülmaschine ausgestattet, die vor 5 Jahren neu eingebaut wurde. Eine Waschmaschine ist im Bad vorhanden. Zudem hat die Wohnung auch eine kleine Putz und Speisekammer, und ein Wohnzimmer mit Schlafcouch. Klo und Badezimmer sind getrennt, sehr praktisch für eine WG. Zur Verfügung stehen auch ein kleines Kellerabteil und ein Parkschein für die Parkplätze rund um das Haus.

Since our 3-person shared apartment will liquidate in February, we are looking for interim tenants for the apartment in the summer semester for now. So if someone wants to move in as a couple or a trio during this time, this is also possible.
My room is 13sqm and thus the smallest room in our apartment (see site plan). But thanks to the southern orientation of the window, facing a small parking lot, you have the most sunny hours in the WG.
The room is very bright and is rented furnished. After I move out a bed 140cm incl. storage space (3 drawers), the desk, the wall shelf and the cabinet with mirror will remain in the room.
The apartment is equipped with a modern kitchen, with induction hob, oven with convection function, refrigerator, freezer and dishwasher, which was newly installed 5 years ago. A washing machine is available in the bathroom. In addition, the apartment has a small cleaning room and pantry and a living room with pull-out sofa. Toilet and bathroom are separate, very convenient for a shared apartment. There is also a small cellar compartment and a parking ticket for the parking lots around the house available.
Top Lage im Univiertel von Graz.
Zu Fuß sind es:
2 min zur nächsten BIM und Bushaltestelle, 7 min zur Karl-Franzens Universität und einem Spar (Lebensmittelgeschäft), ca.15 min in die Innenstadt oder den Stadtpark, 15 min zum Hilmteich und dem Leechwald.
Die Wohnung grenzt an eine größere Straße, jedoch sind die Fenster gut gedämmt und können die Lautstärke gut minimieren.

Top location in the university quarter of Graz.
On foot it is:
2 min to the nearest BIM and bus stop, 7 min to Karl-Franzens University and a Spar (grocery store), about 15 min to the city center or the city park, 15 min to the Hilmteich and the Leechwald.
The apartment borders on a larger street, but the windows are well insulated and can minimize the noise well.
Über deine zukünftigen Mitbewohner kann ich dir leider nichts erzählen, aber ich bin mir sicher, dass ihr es euch in der Wohnung gemütlich machen werdet. Denn gerade die Gemeinschaftsräume (Küche und Wohnzimmer) eignen sich super für WG-Abende.

Unfortunately, I can't tell you anything about your future roommates, but I'm sure you'll make yourselves comfortable in the apartment. Especially the common rooms (kitchen and living room) are great for communal evenings.
Toll wäre es, wenn du gerne kochst und Wert auf Sauberkeit legst, damit die Wohnung optimal genutzt und erhalten wird.
