Die Wohnung hat 2 Zimmer mit je 17qm, und anteilig sind Küche und Bad mitzumieten.
Die Nebenkosten beinhalten Heizung (Öl), (Warm-)Wasser, Strom (über zurzeit günstigen Anbieter Fuxx), Müllentsorgung und Internetpauschale pro Monat (Telekom Flatrate). Der Internetzugang erfolgt über Wi-Fi.

The apartment is integrated in a beautiful house and has its own front door. So you are completely undisturbed.
The whole apartment has about 50sqm. It was completely renovated in January/February 2023.
The apartment has 2 rooms with 17sqm each, and proportionally kitchen and bathroom are to be rented. The service charges include heating (oil), (hot) water, electricity (via currently favorable provider), garbage disposal and internet flat rate per month (Telekom Flatrate). Internet access is via Wi-Fi.
Ausstattung
Neues Bad (4qm), neue voll ausgestattete Küche 6,5qm) mit neuem Backofen/Herd/Ceranfeld und Geschirrspüler (, neue Sanitärleitungen, neue Fußböden in allen Räumen (Flur/Küche: anthrazit Rigid Vinyl, Schlafräume: Holzlaminat, Bad: große Bodenfliesen, rektifizierte Wandbefliesung bis zu Decke), großer Utensilienschrank im Flur mit Staubsauger, Wischmob und was man so braucht (4qm), neue gestrichene Tapeten, neuer Deckenputz und Wandbilder. Im Bad steht eine neue Waschmaschine mit integriertem Kondens-Trockner (kein Abluftschlauch nötig!).

In the bathroom is a new washing machine with integrated condensation dryer (no exhaust hose necessary!).
All rooms of the apartment as well as kitchen, hallway and bathroom are equipped to a high standard. Kitchen is also fully equipped with kettle, cutlery, dishes and everything you need from garlic press to pasta strainer to kitchen knife.

Einige andere Entfernungen: Universitätsklinikum Freiburg 4 km (oder 12 min mit dem Auto, 15 min mit der Seilbahn, 18 min mit dem Fahrrad) Freiburg Münster: 5 km (wie oben). In unserer Belchenstraße gibt es einige Studenten-WGs. Die Endstation der Strassenbahn 4 endet in Gundelfingen, die Station ist nur 7 min fussläufig zu erreichen.

Welcome to Gundelfingen!
Only 750m away from Freiburg-Zähringen is your new accommodation.
Some other distances: University Hospital Freiburg 4 km (or 12 min by car, 15 min by cable car, 18 min by bike) Freiburg Münster: 5 km (same as above). There are some student shared flats in our Belchenstraße. The terminus of the streetcar 4 ends in Gundelfingen, the station is only a 7 min walk away.
Die Wohnung/Zimmer wird an 2 Personen vermietet, die bereit sind, in einer Wohngemeinschaft zusammenzuleben (Mann/Mann oder Frau/Frau oder auch gemischt, wenn es die Chemie zulässt ;).
Das heißt, ihr teilt euch Küche und Bad mit einem anderen Studenten oder Universitätsmitarbeiter o.ä.. Wir stellen sicher, dass die Mischung auch passt. Die Auswahl der beiden am Ende erfolgreichen Bewerber treffe ich als Vermieter zusammen mit meiner Frau unter Einbezug eurer Interessen und dem ersten Kennenlernen der beiden am besten passenden Kandidaten/Kandidatinnen.

The apartment/room is rented to 2 people who are willing to live together in a shared apartment (man/man or woman/woman or even mixed, if the chemistry allows it ;).
