Wohnung: ca. 111m2 große Altbauwohnung, 1. Stock, 3,5 Zimmer, Badezimmer, Küche mit Balkon, hohe Decken, Parkett. Bitte beachten: es handelt sich um einen klassischen Altbau, das Parkett knarzt, die Fenster sind nicht schalldicht, Trittschall ist zu hören. Aus meiner Sicht nicht weiter schlimm, aber ich weise trotzdem explizit darauf hin, dass das Zimmer für geräuschempfindliche Menschen nicht so geeignet ist.
Dein Zimmer: 24m2 mit Erker, möbliert wie auf den Bildern zu sehen. Gemeinschaftsräume (Küche und Badezimmer) können natürlich mitgenutzt werden (ebenso wie Utensilien, Bügeleisen, Waschmaschine usw.; kein Geschirrspüler).

Please note: this is an old building, the wooden floor creaks, the windows are not soundproof, neighbours' steps can be heard. Personally, I don't mind, but the room may not be suitable for people who are sensitive to noise.
Your room: 24sqm, bay window; parquet floor; the room is ready to move in and furnished as can be seen on pictures; use of common rooms (bathroom/kitchen), mod cons and utensils is included (no dish washer).
Haidhausen /Hochau, Innenstadt-nah (ca. 10 Min mit dem Bus zum Marienplatz), ca. 600m zum S-Bahn-Halt Rosenheimer Platz (alle S-Bahnen), 750m zum Ostbahnhof (3 Minuten mit dem Bus; Bushaltestelle direkt vor dem Haus). Ca. 1km bis zur Isar oder zum Werksviertel; zahlreiche Restaurants, Cafes, Bars, Geschäfte etc. in der Umgebung (nächstes Lebensmittelgeschäft 300m).

Location: Haidhausen/Hochau, close to city center, about 600m to S-Bahn stop Rosenheimer Platz (all train lines; 6 minutes on foot), 750 meters to Ostbahnhof (Munich East Station, 8 minutes on foot or 3 minutes by bus, bus stop in front to the house). The center of the French quarter with numerous restaurants, cafes, bars, galleries and artisans’ shops can be reached within a few minutes on foot. Groceries shops nearby (300m), about 10 minutes to Marienplatz by bus.
Ich: unkomplizierter Akademiker, arbeite an der Uni, Nichtraucher; ruhig aber nicht ungesellig :-), kein Haustier; habe meist Besseres zu tun, als Bad und Küche auf Hochglanz zu polieren, bin aber sicherlich kein “Messy” und schätze Ordnung/Sauberkeit in den Gemeinschaftsräumen.
Du: zwischen 30 und 60 (m/w), berufstätig, englisch- oder deutschsprechend, Nichtraucher, gerne auch: unkompliziert, humorvoll, eher ruhig aber nicht ungesellig :-), leider kein Haustier.

Start/end of tenancy negotiable. Please note, however, that I am not looking for a permanent or long-term flat mate but rather a weekend commuter (use of room between Monday and Friday) in Munich for a temporary work assignment.
