I’m moving out of my nice apartment in Milbertshofen and looking for a new tenant to sublet my room for the month of August (1.08.2023 - 30.08.2023). This will be a Zwischenmiete/temporary contract with me, that could be extended to a new contract in agreement with the landlord starting from September, eventually including the whole apartment.
The fully-furnished room is approx. 14 mq2, with a big window and a view over a quiet road in the neighbourhood.
For the subrental I’m asking for a sum of 400€ all-inclusive (heating, electricity, Internet, ..) plus a deposit of 400€ to be transferred back at the end of the month. It would be a plus if you also had liability insurance.

Ich ziehe aus meiner schönen Wohnung in Milbertshofen aus und suche einen Nachmieter, der mein Zimmer für den Monat August (1.08.2023 - 30.08.2023) untervermietet. Es handelt sich um eine Zwischenmiete mit mir, die in Absprache mit dem Vermieter ab September zu einem neuen Vertrag erweitert werden kann, der eventuell die ganze Wohnung umfasst.
Das voll möblierte Zimmer ist ca. 14 mq2 groß, mit einem großen Fenster und Blick auf eine ruhige Straße in der Nachbarschaft.
Für die Miete verlange ich einen Betrag von 400€ pauschal (Heizung, Strom, Internet, ..) plus eine Kaution von 400€, die am Ende des Monats zurück überwiesen wird. Es wäre von Vorteil, wenn du auch eine Haftpflichtversicherung hättest.

The building is well maintained. There is storage space in the basement, access to a shared courtyard to park bikes and a washing machine and dryer in the shared laundry room.
The apartment is located on the first floor and includes another room with a balcony, the kitchen, and a small bathroom, completely furnished.
The area in general is quiet and safe with lots of shops and services nearby like Rewe, Lidl, Rossmann, DM, reachable on foot in 5-10 minutes. The closest metro station stop is Milbertshofen on the U2 (only 5 minutes walking!).
Closeby are two big parks in Munich, Luitpold- and Olympiapark, which makes the flat a good solution if you like spending time in the green.

Das Gebäude ist gut gepflegt. Es gibt einen Abstellraum im Keller, Zugang zu einem gemeinsamen Hof zum Abstellen von Fahrrädern und eine Waschmaschine und einen Trockner in der gemeinsamen Waschküche.
Die Wohnung befindet sich im ersten Stock und umfasst ein weiteres Zimmer mit Balkon, die Küche und ein kleines Bad, komplett eingerichtet.
Die Gegend ist im Allgemeinen ruhig und sicher mit vielen Geschäften und Dienstleistungen in der Nähe wie Rewe, Lidl, Rossmann, DM, die in 5-10 Minuten zu Fuß erreichbar sind. Die nächste U-Bahn-Haltestelle ist Milbertshofen an der U2 (nur 5 Minuten zu Fuß!).
In der Nähe befinden sich zwei große Parks in München, der Luitpold- und der Olympiapark, was die Wohnung zu einer guten Lösung macht, wenn du gerne Zeit im Grünen verbringst.
