Das Zimmer befindet sich im 1. Stock und ist mit einem großen Bett, einem Schrank, einer Kommode, einem kleinen Tisch, einem Schreibtisch und einem Bürostuhl ausgestattet. Vom Balkon aus kann auf den gemeinsamen Garten geblickt werden, der im Sommer gerne zum entspannen oder Grillen genutzt wird.
Im ersten Stock sind noch zwei weitere Zimmer und ein Bad mit Dusche, Klo und Waschbecken.

The room is on the first floor and is equipped with a king-size bed, a wardrobe, a shelf, a desk, an office chair and a dressing table.
From the balcony you can have a direct view on our large garden in the back which has tables and chairs and a sofa
can be used by the tenants, for example, for barbecues in the summer.
In the first floor are two more rooms and a bathroom with a shower, a toilet and a sink.
Das Haus befindet sich im Münchner Stadteil Giesing.
Giesing entwickelt sich immer mehr und mehr bei den jungen Leuten zu einem attraktiven Stadtteil. Es ist ein schönes Wohngebiet mit großen Parkanlagen und Grünflächen.(Basketball, Fußball, Skatepark, Yoga, Tischtennis)
In zwei Minuten erreicht man die Ubahnstation St. Quirin Platz (U1).
Von dort sind es nur 5 Stationen bis zum Sendlinger Tor und 6 Stationen bis zum Hauptbahnhof (9 Minuten )
Supermärkte, Restaurants und Banken erreicht man ebenso gut zu Fuß.

The house is located in the Giesing district of Munich. Giesing is increasingly developing into an attractive district for young people. It is a very residential area with parks and green areas to do sports (basketball, soccer, ping-pong, skating, yoga, etc.).
The St. Quirin Platz underground station (U1) can be reached in 2 minutes. From there you are in 5 stations at Sendlingertor and 6 stations to the main train station (9 minutes). The Giesing S-Bahn station and the U2-Giesing underground line can be reached on foot in 10 minutes or by bus in 4 minutes.
Supermarkets, restaurants and banks can also be reached on foot in less time.
Die Wg besteht aus 9 Personen.
Aktuell besteht die Konstellation aus neun männlichen Mitbewohnern.
Viele von ihnen arbeiten, zwei schreiben ihre Masterarbeit.
Untereinander herrscht ein sehr nettes und freundschaftliches Verhältnis. Es wird gerne gemeinsam was unternommen. Jedoch wird auch akzeptiert, wenn jemandem gerade nicht nach Geselligkeit ist.
Die meisten sprechen Deutsch, jedoch nicht alle, weshalb sehr häufig auf Englisch gesprochen wird.
Es gibt eine Gemeinschaftsküche mit Tisch und Stühlen, die einen schönen Essbereich darstellen.
Ebenso ist auch der Garten über den Keller für alle zugänglich und hat auch wieder einen grossen Tisch für gemeinsame Abende, die eventuell auch mit einem Bier genossen werden können ;)

The Wg consists of 9 persons, currently it´s 9 boys in the house. Some of them finishing their master thesis, others working.
They are all very nice and sociable, but they also respect your privacy. Some of them talk in German but not all of them so English is required in this house too.
There is a common kitchen with a big table for eating together.
The garden is also accessible for everyone via the cellar and has a big table for evenings together, maybe with a beer!
Sowohl eine Spülmaschine, als auch eine Waschmaschine sind vorhanden.
Die W-LAN-Verbindung ist gut und sehr schnell.
Der Müll wird jede Wochen abgeholt, es gibt eine separate Bio Tonne, ebenso wie eine Papiertonne.
Die Fahrräder können entweder im Garten oder vor der Haustüre geparkt werden.
Die Miete Beinhaltet, alle Nebenkosten, ebenso wie Internet, als auch GEZ.
Sprich ein Rundumsorglospacket.
Der Vertrag gilt für mindestens 6 Monate, es sei denn man findet jemanden der einziehen möchte.
Keine extra Kosten.

Both a dishwasher and a washing machine are available.
Garbage is collected every week, there is a separate bio bin, as well as a paper bin.
The bicycles can be parked either in the garden or in front of the house.
The WIFi connection is very good and fast.
The rent includes all additional costs, as well as internet and GEZ. No extra costs.
The contract should run for at least 6 months or you can cancel it before if you find a new tenant.
There is an additional initial charge for the fridges, freezer, the dishwasher, the dryer and some elements of the room, we can negociate it. You will get back from the new tenant when you finish your contract.
