Ich suche eine/n Nachmieter/in für mein Zimmer in einer fünfer WG.
Das Zimmer (Nr.3) hat ca. 14 qm. Jedes Zimmer ist mit eigenem WLAN und Fernsehanschluss ausgestattet. Alle Installationen sowie die Küche inkl. Spülmaschine wurden im Jahr 2021 neu eingebaut.
Das Zimmer ist ab dem 01.08.2024 frei und wird unmöbliert vermietet. Man hat morgens bis nachmittags Sonne, aber im Sommer heizt sich die Wohnung trotzdem nicht auf. Ein Stockwerk tiefer, befindet sich ein Garten, der im Sommer die Möglichkeit bietet, beispielsweise draußen zu Grillen.
Die Grundmiete beträgt 280 €, die Nebenkostenpauschale liegt bei 60 € und die Heizkostenvorauszahlung beträgt 50 €. Dadurch beträgt die Gesamtmiete 390 €. Zusätzlich wird das WLAN und der Rundfunkbeitrag von den WG-Mitgliedern gleichmäßig aufgeteilt und bezahlt.

I am looking for a new tenant for my room in a shared flat for five people.
The room (No.3) has approx. 14 square metres. Each room is equipped with its own WLAN and TV connection. All installations as well as the kitchen incl. dishwasher were newly installed in 2021.
The room is available from 01.08.2024 and will be hired out without furniture. You have sun in the morning until the afternoon, but the flat does not heat up in summer. One floor down, there is a garden that offers the opportunity to barbecue outside in summer, for example.
The basic rent is € 280, the service charge is € 60 and the advance payment for heating costs is € 50. This brings the total rent to €390. In addition, the Wi-Fi and the licence fee are shared and paid equally by the flatmates.

Die WG liegt sehr ruhig in einer Sackgasse nahe zur TH, sehr nahe zur pädagogischen Hochschule und in unmittelbarer Nachbarschaft zu Nürnbergs Wasserschloss Zeltnerschloss.
Die Anbindung an öffentliche Verkehrsmittel ist sehr gut. Bus, S-Bahn und Straßenbahn sind innerhalb weniger Minuten schnell zu Fuß zu erreichen. Zum Hauptbahnhof fährt man mit dem Bus 10 Minuten und auch zum Whörder See ist man innerhalb 10 Minuten hingelaufen.

The shared flat is very quietly located in a dead-end street close to the TH, very close to the University of Education and in the immediate vicinity of Nuremberg's moated castle, Zeltnerschloss.
The public transport connections are very good. Bus, S-Bahn and tram are just a few minutes' walk away. The main railway station is a 10-minute bus ride away and the Whörder See lake is also just a 10-minute walk away.

Die vier Bewohner/innen studieren in Nürnberg/Deggendorf.
Bei uns ist es oft so, dass man sich abends zu zweit/dritt zusammen in der Küche trifft, etwas kocht und Gespräche führt, bei denen zwei Stunden auf einmal ganz schnell vorbei gehen. Selten haben wir die Möglichkeit Treffen zu fünft für gemeinsame Aktivitäten zu finden, aber trotzdem haben wir zum Beispiel schon zusammen gekocht oder sind feiern gegangen.
Auch wenn wir keine regelmäßigen Treffen zu fünft haben, suchen wir jemanden, der offen ist, etwas gemeinsam zu unternehmen. Wichtig ist auch, dass man gegenseitig aufeinander Rücksicht nimmt und sich dementsprechend verhält. Bei Problemen wird gemeinsam darüber gesprochen, bis sie geklärt sind.

The four people living here are studying in Nuremberg/Deggendorf.
We often get together in the kitchen in the evenings, cook something and have conversations that make two hours pass very quickly. We rarely have the opportunity to meet up as a group of five for joint activities, but we have still cooked together or gone out partying, for example.
Even if we don't have regular get-togethers, we are looking for someone who is open towards doing something together. It's also important that we show consideration for each other and behave accordingly. If there are problems, we talk about them together until they are resolved.
