The ‘Herrmannshäusle’ is a historic German ‘Fachwerkhaus’ built in 1720, and for about three decades (until 2015) was a restaurant. It was last restored in 2015/6 when a new roof was installed, kitchen and bathroom renovated, and the restaurant converted into a residential house. Naturally, the house has a lot of character and is located next to the Michaeliskirche on the town square of Stutensee-Blankenloch. The total living area is about 200 m2 plus a lot of storage space in the basement. There are five bedrooms and two bathrooms, a very large shared living area, kitchen, library and office. Outside, three are private carparks and while there is no garden, there is a nice large covered terrace right outside the kitchen. The place invites for a nice communal living space of mature individuals who appreciate a traditional house with a lot of wood.
Warm rent includes rent, water, heating, electricity, internet, rundfunk, rubbish tax, property tax, and all other costs.
Location – centrally located in 76297 Stutensee-Blankenloch with:
• Short walking distance to schools (all levels from kindergarten to high school), swimming pool, playground & sports facilities, town hall, bakery, pharmacy, banks, post office, restaurants, supermarket (Edeka), Saturday farmers market, etc. Larger supermarkets (REWE, Lidl, Aldi) are a short drive away.
• Connection to S2 tram to KA and KIT Campus South (20 min) right outside the house (stop ‘Kirche’) ~10 min walk to Blankenloch train station where there are:
i) trains to Karlsruhe Hauptbahnhof (9 min) and Mannheim (~45min);
ii) bus to KIT Campus North (10 min)
KIT CS (~10 km) and CN (~7 km) can be reached by bike, mostly through forest on bike paths.
Rental arrangements
• The house is partly furnished in living area, library and bedrooms (bedrooms are partially furnished (this is negotiable between unfurnished and partially furnished))
• Kitchen is equipped with a 90-cm electric stove with oven and large fridge (no dishwasher, no freezer);
a contribution to replace breakages (plates, cups, glasses) is expected
• Laundry: a washing machine and indoor washing line is provided (no dryer)
• Central heating (oil), electric hot water, internet/phone are available; costs are included based on current consumption in the rental (adjustment may be requited if costs fluctuate significantly)
• Cleaning will be shared by all tenants with an agreed schedule of responsibilities
• The owners use their bedroom on a non-permanent basis (irregular)
• Operating costs for heating, water, hot water, electricity, rubbish, caretaker (rubbish, yard sweeping, snow clearing etc) internet and phone connection (not mobile/long distance) calls is included and calculated based on current consumption and charges (2021). This is charged by room size and occupancy. Excessive usage of heating, electricity and hot water will require an upward adjustment of costs in the current energy cost development
• The rental guide for Blankenloch 2021 is €10/m2 living space, where the total living space is 200 m2, composed of the rooms described below and about 13 m2 of entrance area and corridors. Given the very high communal area and the inclusion of all operational costs, the costs are disproportionally high for the size of bedrooms, but the shared spaces are truly exceptional and we are hoping to create a beautiful community of professionals that fill the space with a welcoming and international vibe and make this their temporary home
