Das Zimmer ist 15qm groß und verfügt über ein Doppelfenster. Ausgestattet ist es mit allem was Du zum Leben brauchst. Dazu zählen ein Doppelbett mit Matratze (1,40m x 2,00m, H4), Kleiderschrank, Schreib- / Esstisch mit 2 Stühlen, 58 Zoll Smart TV, FireTV Stick inkl. Premium Accounts von Netflix und WaipuTV (Live Fernsehen), Kommode Teppich, Pflanzen, Bettwäsche, Handtücher, Kleiderbügel. Viele der Möbel sind nagelneu und unbenutzt. Allgemein ist die Wohnung modern ausgestattet.
Du kannst sozusagen einfach mit Deinem Koffer ankommen und hast sofort alles vor Ort, was Du zum Leben benötigst.
Die Wohnung ist mit einer 50Mbit Internetverbindung versorgt.
Bei Bedarf kann das Zimmer abgeschlossen werden.
Neben deinem eigenen Zimmer gibt es noch eine voll ausgestattete Küche mit Mikrowellen / Ofenkombination, großen Kühlschrank mit großem Tiefkühlfach, Waschmaschine (in der Küche) sowie Spülmaschine.
Das Badezimmer wurde vor Kurzem kernsaniert und verfügt über eine Badewanne mit Dusche.
Die Wohnung befindet sich in der 3. von 3 Etagen. Im Sommer wird die Wohnung jedoch nicht sehr warm, da zwischen Dach und Wohnung noch ein Dachboden ist. Die Wände sind gerade / es gibt keine Dachschrägen.

The room is 15 square meters and has a double window. It is equipped with everything you need to live. This includes a double bed with mattress (1.40m x 2.00m, H4), closet, writing / dining table with 2 chairs, 58 inch Smart TV, FireTV stick with premium account of Netflix and WaipuTV (live television) chest of drawers, carpet, plants, bed linen, towels, hangers. Much of the furniture is brand new and unused. In general, the apartment is modernly equipped.
You can simply arrive with your suitcase, so to speak, and immediately have everything you need to live there.
The apartment is equipped with a 50Mbit internet connection.
The room can be locked if required.
In addition to your own room, there is a fully equipped kitchen with microwave/oven combination, large fridge with large freezer compartment, washing machine (in the kitchen) and dishwasher.
The bathroom was recently renovated and has a bathtub with shower.
The flat is located on the 3rd of 3 floors. However, the flat does not get very warm in summer as there is an attic between the roof and the flat. The walls are straight / there are no sloping ceilings.

Die Wohnung liegt in einer Sackgasse im Stadtteil Trier-Kürenz, wodurch keinerlei Autolärm zu hören ist. Kostenlose Parkplätze gibt es direkt vor der Tür. An der nächsten Bushaltestelle ist man in etwa 6 Gehminuten. Mit dem Bus ist man in 10 Minuten am Hauptbahnhof und in 5 Minuten an der Universität Trier. Zu Fuß erreicht man die Universität in etwa 15 Minuten.
Einkaufsmöglichkeiten (Lidl, dm, Wasgau) erreicht man mit dem Auto in 5 Minuten, zu Fuß in etwa 12 Minuten.

The apartment is located in a cul-de-sac in the Trier-Kürenz district, which means that no car noise can be heard. There is free parking directly in front of the door. The nearest bus stop is about a 6-minute walk away. The bus takes 10 minutes to the main train station and 5 minutes to Trier University. The university can be reached on foot in around 15 minutes.
Shopping facilities (Lidl, dm, Wasgau) can be reached by car in 5 minutes, on foot in about 12 minutes.

Die Wohnung wurde von mir (Tom, 31 Jahre, selbstständig) bis vor kurzem allein bewohnt. Da ich beruflich in nächster Zeit viel unterwegs sein werde, vermiete ich Teile der Wohnung nun unter.
Geplant ist, noch einen weiteren Mitbewohner (insgesamt also zu 3.) aufzunehmen. Dies wird jedoch noch etwas dauern, da dazu noch ein paar Änderungen am 3. Zimmer vorgenommen werden müssen. Selbstverständlich hast Du, wenn es soweit ist, auch Mitspracherecht, was den / die Bewohner/in angeht, damit ein harmonisches Miteinander möglich ist. :)
Ich selbst bin ein ruhiger Mitbewohner der jedoch auch keine Scheu vor sozialer Interaktion hat. Grundsätzlich würde ich mich als freundlich aber zurückhaltend beschreiben. In meiner Freizeit gehe ich gern ins Fitnessstudio, Wandern im Wald, lese Bücher (überwiegend Sach- / Fachbücher) oder schaue Videos auf Youtube / Twitch.
Selbstverständlich nehme ich auf Dich Rücksicht und biete meine Hilfe an - wo ich nur kann. Und wenn es nur ein offenes Ohr ist.
Ich denke ich kann mit meiner Lebenserfahrung durchaus Tipps in schwierigen Situationen geben. Auch wenn es um bürokratische Angelegenheiten geht z.B. mit deutschen Behörden, kann ich oft helfen.

I (Tom, 31 years old, self-employed) lived in the apartment alone until recently. As I will be traveling a lot for work in the near future, I am now subletting parts of the apartment.
The plan is to take in another flatmate (with you and me, 3 in total). However, this will take some time, as a few changes have to be made to the 3rd room. Of course, when the time comes, you will also have a say in who lives there, so that we can live together in harmony. :)
I myself am a quiet roommate who is not afraid of social interaction. Basically, I would describe myself as friendly but reserved. In my free time I like to go to the gym, hike in the forest, read books (mostly non-fiction / reference books) or watch videos on Youtube / Twitch.
Of course I take you into consideration and offer my help wherever I can. Even if it's just a sympathetic ear.
I think I can use my life experience to give tips in difficult situations. Even when it comes to bureaucratic matters, e.g. with German authorities, I can often help.

Die monatliche Miete setzt sich wie folgt zusammen:

In den Nebenkosten enthalten sind: Strom, Wasser und Heizung
Strom und Heizung werden 1x jährlich abgerechnet. Falls zu viel gezahlt wurde, gibt es eine Erstattung, bei einer Nachzahlung muss diese anteilig übernommen werden.
Die monatlichen Kosten berechnen sich nach der Größe des Zimmers / je Quadratmeter.
Ein großes Zimmer ist entsprechend teurer als ein kleines Zimmer.
Eine Kaution in Höhe von 500,00 € ist mit der ersten Monatsmiete fällig, kann jedoch bei Bedarf auf 3 Monatsraten aufgeteilt werden und wird zum Ende der Mietlaufzeit zurückgezahlt.

Electricity and heating are billed once a year. If too much has been paid, there will be a refund; in the case of an additional payment, this must be paid pro rata.

A deposit of € 500.00 is due with the first month's rent, but can be divided into 3 monthly instalments if required and will be refunded at the end of the rental period.
