Es handelt sich um eine 4-Zimmer-Wohnung in einem neu errichteten Flachdachgeschoß. Das Haus darunter ist repräsentativ und stammt aus 1953. Der Erstbezug der neuen Wohnung war Anfang 2017. Der Schnitt der Wohnung ist modern, die Zimmer sind großzügig und haben große Fenster, die Ausstattung ist insgesamt überdurchschnittlich. Es gibt eine Einbauküche.
Die Heizung ist eine Fußbodenheizung, die Heizkosten sind in den Nebenkosten enthalten.
In den Nebenkosten nicht enthalten sind Telefon, Müll, Internet und Strom. Die Stromkosten sind niedrig, weil überall LED-Lampen eingebaut sind.
Die Lage ist perfekt, zentral und dennoch ruhig. Es sind zwei Minuten zur Straßenbahn, fünf Minuten zum Münster. Alle Geschäfte sind gut erreichbar. Mit dem Fahrrad kann man leicht ganz Ulm erreichen. Im Hof befindet sich ein Fahrradstellplatz, weiterhin gibt es einen Fahrradkeller.
Autofahrer können von der Stadt Ulm ein Recht auf einen Anwohnerparkplatz für 200 €/Jahr erwerben.
Die Raumhöhe beträgt ca. 2,50 m, die Dusche ist 1 qm groß.
