Das Zimmer ist sehr hell dank der zwei hohen Doppelfenster, dem hellbraunen Laminatboden und der hohen Decke.
Das Zimmer ist erstaunlich ruhig, da man sowohl von Mitbewohnern als auch Nachbarn wenig hört und dein Zimmer zur Seite einer Einbahnstraße liegt.
Gegenüber ist eine Schule, Kinder hört man eigentlich nur bei Schulschluss und dafür ist Abends und das gesamte Wochenende niemand der dir reinschauen kann ;-)
Das Zimmer ist L-Förmig geschnitten und bietet viel Platz dich kreativ auszuleben.
Zum Rest der Wohnung gehören neben den Zimmern der anderen drei, eine kleine aber feine Küche, in der man auch gut zu viert sitzen kann, ein sehr geräumiger Flur, ein großes Bad mit großer Dusche, großem Waschbecken, Waschmaschine und Platz für 2 Wäscheständer.
Außerdem gibt es im Innenhof einen Abstellplatz für Fahrräder, ein Kellerabteil und zahlreiche Parkplätze vor dem Haus (allerdings Kurzparkzone unter der Woche).
Im Zimmer ist vorhanden:

The room is quite bright thanks to two high double windows, brown laminate flooring and a high ceiling.
It is remarkably quiet due to the one-way street outside.
Across the street is a school but the only time we hear noise is at midday when school is over. Evening, night and weekends it's completely quiet and no one can look into your window ;-)
The room is L-shaped and has lots of room for your creativity
The remaining flat consists of the 3 other bedrooms, a small but nice kitchen just enough for four people, a wide corridor, a bathroom with a big shower, very big washbasin, washing machine and just enough room for two laundry racks.
Additionally there is a courtyard where you can park your bicycle and a cellar compartment.

Perfekt für Studenten, da du in 3 Gehminuten an der U2 Messe-Prater bist und von dort 6 Minuten Fahrzeit zum Schottentor (Hauptuni) fährst bzw. einen Katzensprung zur WU entfernt bist (maximal 10 min zu Fuß). Außerdem ist das Viertel sehr angenehm, hat die Nähe zum Prater (5min) und zur Donauinsel (10min), was für sportbegeisterte fantastisch ist!
Fußläufig findest du einen Billa, Trafik, den Vorgartenmarkt (Bioläden), Spar, dm, Hofer und an der Vorgartenstraße alles weitere.
Im Umkreis von 5-Minuten Fußweg erreichst du die U-Bahnstationen Messe-Prater (U2), Vorgartenstraße (U1) und verschiedene Bushaltestellen (11A/B und 82A).
Mit dem Fahrrad ist man hier auch gut unterwegs dank einiger Fahrradwege.
Perfect for students because the public transport (U2) is just three minutes away from which it's only 6 min to the University of Vienna main building.
The flat is also just a short walk away from the economic university (WU) 10 min tops. Additionally Danube island and Prater are both within 10 min walking distance which is great for sports enthusiasts or just for taking a walk in the green.
Also within walking distance are several supermarkets, a market with organic products and lots more.
In 5 min walking distance are also U1, Bus 11A, 11B and 82A.
Additionally there are a few cycle paths nearby.
In deiner neuen WG erwarten dich:
Freundliche und aufgeschlossene Mitbewohner, die gerne und nahezu täglich zusammen kochen und gelegentlich auch zusammen was als WG unternehmen wollen, sowie unsere zwei WG-Katzen Cookie und Mochi.
Wir putzen zusammen, spielen gerne Gesellschafts- Computer- und Brettspiele zusammen. Sind auch sonst für Vorschläge offen - zu Disco oder Clubs müsstet ihr allerdings ohne uns hin.
Gäste sind jedezeit herzlich willkommen. Es ist uns wichtig, dass es auch weiterhin keine Zweck-WG ist, deswegen ist uns auch entweder fließendes Deutsch oder Englisch sehr wichtig.
Wir kochen abends sehr oft zusammen und würden uns freuen dies regelmäßig zusammen zu machen.
What to expect in our flat:
Friendly and open minded flatmates, who enjoy cooking together on an almost daily basis, as well as our two flat cats Cookie and Mochi.
We clean together, play board games, computer games, etc. We are also open for suggestions for other activities, but we won't join you in clubbing or disco.
Guests are always very welcome. We are not a crash pad flat and very keen on keeping it that way, which is why it is important to us that you are fluent in either German or English.
We cook together in the evenings and we would be happy to do this together regularly.
Einzug ab 4.9.2023. Das angegebene Mietende bis 21.8.2026 ist lediglich das Ende des aktuellen Hauptmietvertrages.
Die Kosten mit allem inklusive sind 440€ pro Monat.
Die Möbel sind im Mietpreis inkludiert. Es gibt keine Ablöse.
You can move in from the 4th of September. The end of our current main tenancy agreement is 31.8.2026.
Everything included the costs are 440€ per month.
