Die Wohnung befindet sich im 3. Stock ohne Lift und besteht aus 2 Zimmern, einem Kabinett, Küche (Gasherd/-ofen), Badezimmer mit Badewanne, WC und Vorraum.
Mit seinen 25 Quadratmeter bietet das verfügbare Zimmer viel Platz. Die zwei Fenster spenden viel Licht und gehen zum Innenhof raus (ruhige Lage). Es gibt eine Durchgangstür zu meinem Zimmer, welche aber nicht verwendet werden muss, da man auch vom Vorzimmer in das Zimmer kommt.
Gerne können alle oder ein Teil der Möbel der Vormieterin nach Absprache abgelöst werden.

The apartment is situated on the 3rd floor without an elevator and there are 2 bedrooms, one closet, kitchen (gas stove/oven), bathroom with a bathtub and a separate toilet, and a hallway.
The room is 25 sqm and offers a lot of space. It is very bright due to the two windows. Your room is facing the inner courtyard, therefore it is quiet and no traffic noise can be heard. The room has two doors, one of which leads to my room but it does not have to be used since the room can also be accessed from the hallway.
It is possible to take over all or a part of the furniture from the previous tenant against a sum which can be agreed upon.
Die Wohnung liegt im 2. Bezirk mit guter öffentlicher Anbindung bei der Bimhaltestelle (Linie 2, 5) Am Tabor.
Bim 2 & 5 Am Tabor - 100 m
U2 Taborstraße - 700 m (mit Linie 2 erreichbar)
U1/U2/S-Bahn Praterstern - 1,1 km (mit Linie 5 erreichbar)
Gegenüber vom Haus befindet sich ein Spar, ansonsten gibt es auch einen Billa (300m), Hofer (600 m) oder Denns vorne an der Taborstraße (1,2 km) - alle gut zu Fuß oder mit den Linien 2 bzw. 5 erreichbar.
Die Wohnung befindet sich nicht weit vom Volkertmarkt und grenzt an das neugebaute Nordbahnviertel an.
Die Nähe zum Augarten (150 m) ist auch sehr praktisch. Der nächste Eingang befindet sich quasi ums Eck (Scherzergasse x Lampigasse). Auch der Donaukanal ist nicht weit entfernt.

Across from the building is a grocery store (Spar). But there's also Billa (300 m), Hofer (600 m) or Denns (1,2 km) - all in walking distance or easily accessible with tram line 2 or 5.
The apartment is close to Volkertmarkt and borders the newly built Nordbahnviertel.
The close distance to park Augarten (150 m) is very convenient as well. The closest entrance is around the corner (Scherzergasse x Lampigasse). Also the Donaukanal is in walking distance.
Ich, Valentina, bin 24 Jahre alt und wohne seit fast 4 Jahren in Wien. Ich studiere an der Uni Wien und arbeite als Flugbegleiterin.
In meiner Freizeit mache ich Sport, bin gerne unterwegs und unternimm was mit Freund*innen.

I am vegan and it would be great if you enjoy eating vegan/vegetarian food too - but it is not mandatory.

Der Mietpreis (499€ /Monat) beinhaltet Strom, Wasser, Gas, Internet.
Die Kaution beträgt 1245 € und es gibt eine Ablöse von 800 €. Diese inkludiert die Küche, die Essecke, das Regal im Badezimmer und den PAX im Vorzimmer (eine Hälfe kann von dir für Stauraum genutzt werden), die von den Vormietern übernommen wurden.
Der Einzug ist ab Mitte Oktober (um den 15.10.) möglich und die Miete ist dementsprechend nur für den Monat Oktober 2021 die Hälfte. (249,50 €).
Falls du an dem WG-Zimmer interessiert bist, meld dich per Nachricht und stell dich kurz vor :)
Besichtigungen sind ab dem 19.9. möglich.

The monthly rent (499 €/month) covers electricity, water, gas and internet.
The deposit is 1.245 € and the fee of 800 € covers the kitchen, dining table, shelf in the bathroom and the PAX wardrobe in the hallway (one half can be used for storage by you) which have been taken over from the previous tenants.
You can move in around mid October (15/10). Therefore the rent will be only for October 2021 249,50 €.
