Hallihallo! Leider verlassen meine beiden bisherigen Mitbewohnerinnen unsere wunderschöne Wohnung, da beide nach Deutschland ziehen werden. Daher bin ich jetzt auf der Suche nach einer/m liebe(n) Nachmieter(in) für eine Berufstätigen-2er-WG, mit dem Vorschlag, das kleine Zimmer als Gemeinschaftsbereich, z.B. Ess und Wohnzimmer zu nutzen.
Los gehts ab 01. März. Dein Zimmer wäre das größte in der Wohnung (23qm) in einer wunderschönen hellen und ruhigen WG im 2. Bezirk.
Die Wohnung ist insgesamt 80 m2 groß und besteht aus:
- Deinem Zimmer (hell, Sonne, Fenster zu verkehrsberuhigter Strasse)
- meinem Zimmer
- wunderschöner Balkon mit Potential für "a bissl" Grün (Ich habe keinen grünen Daumen, also darfst Du Dich gern austoben)
- ein Abstellraum, der als begehbarer Schrank zum kleinen Zimmer genutzt wurde und jetzt unsere Speise- und Abstellkammer wäre
- Küche mit Spülmaschine!! und großem Kühlschrank
- einem künftigen Ess- und Aufenthaltszimmer (dieses Zimmer wurde bisher als drittes Schlafzimmer genutzt und wäre jetzt gemütlicher Aufenthaltsraum für gemeinsame Abende oder, um mal Leute einladen zu können)
- Bad mit Wanne, Dusche, Waschmaschine und separatem WC
- Fahrradkeller sowie Kellerabteil
Seit unsere Strom- und Gaspreisanpassung (Nov 22) beläuft sich die Miete für das Zimmer (wenn wir zu zwei sind) auf 695 € inkl. Strom und Gas, Versicherung und Internet. Schrank (60 €) und Schlafsofa (150€) würde die Vormieterin gerne verkaufen. Die Kaution beträgt 2000€. Die Gemeinschaftsräume sind voll möbliert (Abschlag 150 Euro).

Hey there,
Unfortunately, my current flatmates are about to leave Vienna after finishing their studies. Hence, I am looking for a new lovely flatmate that is interested to share this beautiful home as a working-2-person-flatshare.
So far, we were three people living together but as we did not have a living room, I had the idea to use our smallest room as a common area. The flat is around 80m2 and your future room holds 23m2 of those. The flat is located in an unbeatable location, close to one of the main connection points for public transport (Praterstern - 3 min walking), the city, the green Prater and Danube. At the same time, we have it nice and quiet as the flat is in a low-traffic street and our balcony ( yes a balcony ;) ) faces the backyard.
The flat consists of:
- Your room (bright, sunny, directing to the low-traffic street).
- my room
- a beautiful balcony with space for a little gardening
- a small room for common area / dining + living room (this room has also been used as a bedroom so far, so it is up to us to decide how to use it)
- a storage room (former walk in wardrobe for the small room)
- kitchen with dishwasher!! and large fridge
- Bathroom with shower, bathtub, washing machine and separate WC
- and cellar compartment
The rent is 695 € including electricity and gas ( updated Nov2022), insurance and internet. My current flatmate would like to sell her Wardrobe (60 €) and sofa bed (150€). The deposit is 2000€. The common rooms are fully furnished (150 €).

Die Wohnung liegt in einer verkehrsberuhigten Strasse direkt am Praterstern im schönen Stuwerviertel des 2.Bezirks. Das Viertel hat einiges zu bieten, von Bars, Restaurants und Parks bis zur unmittelbaren Anbindung an das Naherholungsgebiet grüner Prater und die Donau - zwei gute getaways für jeglichen Outdoorsport, den man in Wien betreiben kann. In nur 5 Minuten Gehweg findest du Supermärkte, Ärzte, Apotheken und die U-bahnanbindung zu allem, was das (Wahl-)Wiener Herz höher schlägen lässt. Mit U1, U2 und Sbahn (plus diversen Bussen und Straßenbahnen) hast du direkten Anschluss an die Stadt, ins Grüne, zum Flughafen und Hauptbahnhof, aber auch das Fahrrad muss bei der Location
nicht zu kurz kommen. Besonders im Sommer ist die Lage wirklich unschlagbar.

The apartment is located in a low-traffic street in the "Stuwerviertel" in the 2nd district, one of the most beautiful neighborhoods in Vienna (If you ask me;) ). The area holds bars, cafes, restaurants, markets and is incredible close to the green Prater and Danube area, a getaway for any kind of outdoor sports around here. With a main public transport station so close, you are directly connected to everything one can wish for in Vienna: the inner city, the parks, the river, the main train station but also the airport. Within 5 minutes of walking distance, you will find supermarkets, doctors and pharmacies.
Especially in summer time, this is a really great place to live.

Die WG ist definitiv keine Zweck-WG aber auch keine Party WG. Es herrschte bisher immer eine freundschaftliche Stimmung - gerne mal gemeinsam kochen, Sport machen, an die Donau oder einfach gemeinsam auf dem Balkon entspannen und eine paar Reiseberichte austauschen. Privatsphäre wird aber natürlich auch immer respektiert. Du solltest zwischen 28 und 35 Jahre alt sein und deine wilden Partyjahre hinter dir haben. Mir ist es wichtig, dass wir aufeinander Rücksicht nehmen (wie z.B. in Sachen Sauberkeit und Privatsphäre) und im Zweifel einfach miteinander sprechen :).
Haustiere solltest Du keine mitbringen, nicht rauchen und keine Angst haben, bei Bedarf den Putzlappen zu schwingen.
Kurz noch zu mir:
Ich bin Tine, 31, und neben einem Teilzeit-Studium "beginne ich grade als Consultant durchzustarten" (Zitat meiner Mitbewohnerin :) ). Ich mache immer mal wieder gerne Sport und kann mich für vieles rund um Essen/ Ernährung begeistern. Ich habe gerne Menschen um mich und bin für allerlei Unternehmungen zu haben, habs zu Hause aber auch gerne mal ruhig.

The flat-share is definitely not a purpose-built flat-share but also no party flat. There has always been a great atmosphere - we like to cook together, do sports, go to the Danube or just chill on the balcony together while exchanging stories from different travel destinations. Nevertheless, we also respect our privacy. You should be between 28 and 35 years old and have your wild party years behind you. It is important to me that we show consideration for each other (also in terms of cleanliness and privacy) and in case of doubt just talk to each other :).
Pets can not move in, you should be a non-smoker and willing to contribute to keep our flat nice and clean when needed.
Briefly about me:
I'm Tine, 31 and next to my part-time studies "I'm just starting out as a consultant" (quoting my flatmate). I try to find time for sports and am enthusiastic about activities around food/nutrition. I like to be around people and am usually down for all kinds of fun activities. However, I am also valuing some quiet time at home from now to then.
If you think this is a good match, I am looking forward to getting to know you!
Based on former experience, I have a slight preference for female flatmates.
The idea for a working-flatshare is to have a somewhat similar schedule to not just live past each other, but please feel free to reach out if you think this fits to your life in a different way( e.g. PhD student, part-time position,...)
Usually, we agree on a 6-month period with the idea of extending it.
