Das Zimmer ist ruhig, sonnig, möbliert und 20m2 in einer 90 m2 Wohnung die sich im 4. Bezirk befindet. Es ist hofseitig und im 2. Stock. Im Frühling und über den Sommer bekommt man angenehme Nachmittagssonne ins Zimmer und auch im Winter ist das Zimmer wegen den vielen Fenstern sehr hell. Die gemeinsam zu nutzenden Räume sind: Wohnküche, Bad und WC. Es gibt auch einen Aufzug, einen Fahrradraum und die Möglichkeit auf einen Garagenplatz.
Ein Jahres-Mietvertrag mit Aussicht auf Verlängerung, ab 1. Mai 2021.
Mietkosten: 450€. In der Miete sind Heizung, Internet, Strom und Fernwärme inkludiert. Zwei Monatsmieten Kaution.

A silent, sunny and fully furnished 20m2 room in a 90m2 flat in the 4th district to rent. The room has a gardenview and the flat is on the 2nd floor. The kitchen, the toillet and the bathroom are shared spaces. There is an elevator in the house, as well as a bikeroom and there is the posibillity to rent a parking space in the garage of the house.
The contract for renting the room is a one-year-contract, starting on the 1st of May, with the possibility to extend. The rent is 450€, including electricity, warm wather and wifi. The deposit is 9000€.
Die Wohnung ist zentral gelegen mit Anbindung an die U1, Straßenbahn 18, O, S-Bahnen am Südtirolerplatz/Hauptbahnhof, U1 Taubstummengasse und 13 A Haltestelle Belvederegasse.
Einkaufsmöglichkeit für den täglichen Bedarf in unmittelbarer Nähe: Apotheke, Hofer, Spar, Billa, Bipa, ... 10-15 Minuten zu Fuß zum Karlsplatz, zum Naschmarkt, zum Schloss Belvedere und zum Hauptbahnhof.

Public transport like U1, tram 18, O, S-Bahn at Südtirolerplatz/Hauptbahnhof and U1 Taubstummengasse, as well as the Bus 13a (Belvederegasse) are less then 5 minutes away. There are different supermarkets around the corner, like Hofer, Billa, Spar and a farmacy. It’s just a 10-15 minutes walk to Karlsplatz, Naschmarkt, Belvedere castle or the main trainstation.
Bei mir wird ab Mai ein großes Zimmer frei. Zu meiner Person lässt sich sagen, ich bin Kunstpädagogin und Künstlerin, weltoffen und ökologisch eingestellt. Ich arbeite coronabedingt von zu Hause aus oder in der Schule. Im Atelier bin ich auch immer wieder. In den Ferien fahre ich oft auf´s Land.
Ich habe zwei studierte Töchter, die ab und zu auf Besuch kommen.
Ich mag kreatives Kochen und bereichere gerne mein Repertoire. Für ein angenehmes Raumklima habe ich sehr viele Pflanzen in der sonnigen Wohnung. Außerdem liebe ich Musik und Tanzen, fahre viel mit dem Fahrrad und bin überhaupt sehr gerne in der Natur. Auch deswegen liegt mir ökologisches und umweltbewusstes Verhalten sehr am Herzen. Normalerweise reise ich gerne aber momentan ist es wegen Corona kaum möglich. Als Bildungspersonal bin ich bereits einmal geimpft.
Mir ist besonders wichtig, dass man gegenseitig darauf achtet, dass die Privatsphäre wahrgenommen und respektiert wird und sich jeder wohl fühlt.

I am an open minded woman who has two studying daughters. I’m working as an art professor and artist. I like creative cooking and good wine.
