Das Zimmer ist eher klein (~12 m²) , aber dafür hast du die ~9 m² Abstellraum nur für dich, also brauchst du keinen Schrank im Zimmer haben 😉
Du hast einen direkten Zutritt zu dem Balkon, der auf ein grünen und ruhigen Innenhof blickt, genau wie dein Zimmer.

The room is quite small but in exchange you have the whole ~9m² storage room just for you, therefore, no need to fit a cupboard in the room 😉
You also have a direct access to the balcony that overlooks a quiet and green inner courtyard, just as your room.

Die Wohnung befindet sich in der Paniglgasse und damit quasi am Karlsplatz. Es ist eine sehr ruhige Einbahnstraße mit wenigen Autos. Also extrem zentral aber doch ruhig !
In 5 Minuten zu Fuß bist du schon im 1., in 15 Minuten zu Fuß kannst du im 6./7. ein Kaffee oder ein Bier trinken gehen. Der Naschmarkt ist 10 Minuten zu Fuß oder 5 Minuten mit den Öffis entfernt.

The apartment is ideally located in the Paniglgasse at Karlsplatz. The street is quiet, not a lot of cars in this one-way street, and people don't casually go through this street, which means central but quiet, I promise 😉
You can get to the 1st district in 5 minutes’ walk, to the 6/7th (more outgoing districts) in 15 minutes’ walk, to the Naschmarkt (oldest and very famous market in Vienna) in 5 min with the subway or 10 min walking. Karlsplatz is one of the most central districts of Vienna, with the U1, U2 and U4 subway lines and plenty of trams and buses to get you anywhere.

- Simone, 1 und halb, süße, graue und spielerische Katze (auch aus Frankreich)
Ich bin eher aktiv, spiele Rugby, mag sehr gerne zusammen Kochen, einen Kaffee oder ein Bier trinken und einfach quatschen!
Ich spreche Französich, Englisch, Spanisch und Deutsch.
Wichtig ist mir, dass das zusammenleben respektvoll sei, communication is key. Ich mag es auch gerne, meine Autonomie und meinen persönlichen Raum zu haben.
Auch wichtig : unsere Nachbarin ist eine von meinen beste Freunden, also wird sie wahrscheinlich mit uns auch oft ein oder zehn kleine Bier trinken 😉

Also important : Our neighbour is one of my best friends, so she might very probably have a few beers with us quite regularly 😉

Das ist eine Wg Neugründung : Ich wohne dort noch nicht, es ist also auch möglich die Wohnung zusammen zu besichtigen, wenn du willst.
Die Wohnung ist unmöbliert, ich habe aber eine Couch, einen Tisch und ein paar Sessel, die ich mitbringen würde, vielleicht noch mehr. In der Wohnung gibt es schon einen Kühlschrank, Gasherd, Backofen, Geschirrspüler und Badewanne.
Die Miete ist 361€ kalt
Dazu kommen

This is a new Flatshare : I don’t live in the apartment yet, so it’s possible to visit it together if you want.
The apartment is unfurnished, I will bring my own couch, table and chairs, maybe a bit more. The apartment is already equipped with a kitchen (fridge, gas cooker, oven, dishwasher) and has a bathtub.
The rent is 361€ + 25€ for heating and around 50€ for electricity and gas
There is a 1000€ deposit
